South Congress, and the surrounding neighborhoods Bouldin Creek and Travis Heights are the most popular choices for UT Grad Students. If apartment living is what you’re looking for, 78704 is a great spot. If you’re looking to purchase real estate and try to get in state tuition, look for either a duplex near South Congress or a 78704 condo. A duplex will give you the opportunity to collect rent from one side and live in the other, and thus decrease your monthly mortgage payment.
South Congress is a great choice for a UT grad student who wants to live near other grad students, be able to walk to bars, restaurants and shopping and who doesn’t mind taking the UT shuttle or driving to school.

Downtown Austin is the second most popular choice for UT Grad Students. With plenty of nightlife, restaurants, shopping and walkability, Downtown is a natural fit for a Grad Students lifestyle. And, only a few blocks from UT, you can easily hop on the UT Shuttle or walk to campus depending where in Downtown you choose.
If you’re looking to rent an apartment, there are several high rise apartment complexes and many national chains located Downtown. If you’re looking to try to get in state tuition by claiming residency, consider purchasing a Downtown Austin condo.

Like the South Congress area, but not the prices? Try South Austin’s South Lamar or SoLa neighborhood. SoLa has grown into a nice pocket 78704 neighborhood with its own nightlife, restaurants and shopping district up and down South Lamar Blvd. And, with rent and home prices much lower than the SoCo neighborhood its a nice compromise. You’ll also find quite a few UT Grad Students living in the neighborhood.

Looking for a more neighborhood feel. Try North Loop, which is just north of UT.
