Just a few short years ago, Downtown Austin was just a shadow of what it is today. Over the last several years, there has been tremendous construction of high rise condos, infilling of open lots and transformation of older buildings into residential lofts. When building began, it brought several new residents to Downtown, which in turn brought more restaurants, bars and entertainment. With so much to do, Downtown is clearly the place to be if you are a young professional looking for minimal maintenance with maximum amenities and activities.
If you like nightlife, walking out your front door to restaurants and coffee shops and don’t want to take care of a yard, Downtown is the neighborhood for you. There are very few single family homes Downtown, so a condo will be the most likely choice. Many of these condos are luxury buildings, and there are several units that fetch millions of dollars. But, that doesn’t mean Downtown is automatically out of your budget if you can’t afford to shell out a million bucks. If you can live with a smaller unit, in a smaller building, a Downtown condo is a reality for virtually everyone.

Clarksville is another great choice for young professionals who want to live near Downtown Austin, but a condo just doesn’t fit their lifestyle. Clarksville is well within walking distance to Downtown, meaning you won’t have to deal with parking, cabs or the noise of 6th Street when you don’t want to.
Clarksville is also a nice neighborhood on its own. Dating back to the 1870s, Clarksville was listed on the National Register of Historic Places since the 1970’s. Most of the homes were originally built in the 1910s and 1920s, but the average sq ft hovers around 1,900 because of the expansions and additions. Plus, many of the residences in Clarksville have at least a small yard, perfect for your dog or the gardener of the family.

Bouldin Creek is located just south of Downtown over Lady Bird Lake in Austin’s trendiest zip code, 78704. There is tons to do in Bouldin Creek – from South Congress, S 1st and South Lamar nightlife and restaurants, dog park at Auditorium Shores, running trail at Town Lake, Zilker Park, Barton Springs Pool, food trucks – the list goes on and on.
Bouldin Creek homes are older, most of them being built in the 1920s and 1930s. But, the good news is a lot of them have been updated throughout, so you won’t have to go out to the well to get your water! Just like Downtown, much of Bouldin Creek is very walkable. But, unlike Downtown, you’ll find yourself walking to the library or coffee shop rather than the bar.

Plus, located at the north end of Central Austin, residents who work north or downtown have a short commute, making it deal for couples who work on separate sides of town. The majority of the homes were built in the 1950s and 1960s, though most of those have been remodeled with a modern finish out. On the flip side, you’ll also find brand new construction as well. Fast forward 20 years and Mueller’s live/work/play is one of the most highly sought after neighborhoods near Downtown Austin. Homes are built within the last 10 or so years and include everything from single family homes to condos to townhomes with small lots. You’ll also find a movie theater, bars, restaurant, kids museum, parks, food trucks all located 3 miles from Downtown. If you’re looking for a great home base that is walkable, but want to avoid the noisy atmosphere of Downtown, Mueller is a great place to start your search.

If you’re like a lot of home buyers today, they value a well built home that doesn’t look cookie cutter. They’re shying away from the suburban wasteland and towards neighborhoods like Walnut Crossing that have character. Walnut Crossing has no HOA, so the neighborhood is not as uniform as neighboring Balcones Woods (also on our list). Some residents keep their yards pristine, while others could use a little work. If you’re looking for a larger lot, mature trees and something unique, Walnut Crossing is a great place to start your search.

Balcones Woods is a great choice for you if you’re looking for something north in an established, well kept neighborhood.

Not every home is updated, so if you’re looking for something you can transform into exactly what you want, Eubank Acres is also a great place to look for that. Schools are not as highly rated here as our other best Austin neighborhoods for young professionals, so if kids are a ways out, Eubank Acres is a good choice.

Condos near The Arboretum offer both proximity to some of Austin’s best shopping and dining and affordability. The average condo near The Arboretum is a 2 bedroom, 2 bath condo with nearly 1,100 sq ft of living space.
