Heritage Park is one of Cedar Park’s northernmost and most affordable neighborhoods in terms of size of house you get for the money. Built by Pulte Homes, Wilshire Homes and Lennar Homes in the early-mid 2000s, Heritage Park homes are new enough to have all the finishes and layouts today’s buyers are looking for but not so new that the neighborhood looks sterile. You’ll also find open floorplans, both single and two story homes, many of which have upgraded their flooring to include all hard woods or faux hard woods. Homes range in size from 1,216-3,395 square feet, with an average size of 2,103 square feet. Lots range in size from 0.105-0.326 acres, with an average size of 0.155 acres. Though lots are on the smaller side, homes do not feel like they are right on top of each other like they do in some newer neighborhoods. Perhaps the mature landscaping and greenery helps distract your eye from how close homes are. Heritage Park residents also enjoy access to a community pool, park and playground, so it is perfect for entertaining kids. The neighborhood does back to Leander High School, so you might get some noise during school hours, or when there is a football game. Typically that noise subsides a few streets over, however. On the flip side, backing to the high school does mean you don’t have neighbors peering into your yard, so some prefer this setup versus an interior lot. If you’re looking for value in a great Cedar Park location very closer to Leander High School, Heritage Park is a great place to start your search.
