Shell Ranch is a section of Georgetown Village located at Shell Rd and Westbury Lane. Built from the late 1990s to mid 2000s, Shell Ranch homes have the open floor plans, granite counters and stainless steel appliances you would expect to see in a newer home. Plus, Shell Ranch homes typically have large front porches, making it a perfect place to set up some chairs and watch a rain storm. Shell Ranch homes also sit on larger than average lots, usually around 1/5-1/4 acre, so you aren’t right on top of your neighbors on all sides. You have space to create a garden, build a pool, or just be able to enjoy your outdoor area without listening to your neighbor’s conversation. Homes are on the larger side, ranging from 1,703-3,968 sqft. Plus, there is no mandatory membership in an HOA, so Shell Ranch residents have fewer restrictions on how they can use their properties. There isn’t too much room for things like RV parking or workshops, but you won’t have the monthly fee requirement and the oversight the you would have in an HOA neighborhood. If you’re looking for a newer home with a porch, don’t want to be right on top of your neighbor and don’t want the restrictions of an HOA, Shell Ranch is an ideal place to start your search.
