Not too long ago, active adult communities in Austin were confined to Sun City in Georgetown. Though Del Webb (the developer behind Sun City) does a phenomenal job with these types of communities, Sun City may not be the best fit for everyone. With thousands of homes and still more being built, Sun City can be overwhelming for some. For others, they don’t need all of the amenities and activities, but would like to live around adults in a similar stage in life. In this post, we’ve put together a list of active adult communities in Austin so you can evaluate which, if any, would be a good fit for you.

Where are Active Adult Communities in Austin Located?
We’ve included a map below so you can see where the active adult communities are located in relation to Austin, but you’ll find most of them are located in the northern suburbs. None are in the city of Austin. There are only two that are south, one in Lakeway and one in San Marcos. Georgetown has the most and that’s where we’ll start our list.

Heritage Oaks is the ideal place for you if you like the location of Sun City, but don’t need or want to pay for all the amenities. Heritage Oaks does still have a clubhouse, fitness center and part time activities director that plans evens like yoga and fitness classes, cooking classes and other activities, so you can easily meet your neighbors while doing something you like. The neighborhood has around 400 homes that were all built by popular Georgetown builder, Jimmy Jacobs. Lots are manageable but not postage stamp size, so it’s a nice mix of space and not too much to care for.

The Oaks at Wildwood is unique because it’s one of the few with condos that are genuine condos in the sense the HOA takes care of exterior maintenance, but they live more like single family homes. Though they do share a wall, it’s usually only one wall, and residents have a two car garage and an outdoor patio as well. Not only that, they don’t have to worry about exterior maintenance and still have a community pool (that’s heated!), pond and well maintained streets. There are only 86 units in the complex, so it’s enough to not know every single one of your neighbors but not enough to have to drive 10 minutes from the entrance to get to your home. Though the community was built 15 years ago, they did keep many of the mature trees, so it has a park like setting. If you’re looking for an active adult community, don’t want to deal with any exterior maintenance, but still need a garage, the Oaks at Wildwood is a great place to start your search.

River Bend

River Bend is another unique over 55 community in Georgetown in that there is no HOA and it is a section of a larger neighborhood that is not age restricted. River Bend is known for its highly accessible location at Williams Drive and Bootys Crossing Rd and was built in the 1990s. The front section has a few streets and cul de sac’s that are age restricted, northeast of Parker between Patti Drive and Gabriel View Drive. River Bend is the only active adult neighborhood that has no HOA, making it an ideal choice for someone who wants freedom to do as they please with their lots and don’t need any amenities or HOA dues.
