Davenport West is the newer section of Davenport Ranch and features spacious lots and homes. The neighborhood is small, with only a few streets west of 360 at Westlake Drive. Some of the estates are privately gated for more security as the neighborhood itself is not gated. Streets are on the narrow side giving residents more space on their lots. You’ll also see a lot of mature trees lining the streets and located throughout the lots, which adds privacy and a true nature feel.

The Island on Westlake is a small, gated luxury community on Island Knoll Drive. A few of the properties back to Lake Austin and have access to the water. Lakeshore Addition is the long strip on the west side of Lake Austin across from Tarrytown and Highland Park West Balcones. Nearly all the homes have Lake Austin waterfront and many of them are privately gated. Properties are located on the east side of Westlake Drive so you don’t get too much of a neighborhood feeling. Westlake Drive is a fairly busy road, so although you may not hear it in your house, you’re probably not going to go out for an evening walk. If you don’t need the neighborhood feel, Lakeshore Addition would be a great place to search because the homes are one of a kind.

Another small community of less than 20 homes in Westlake, the Preserve at Lost Gold Cave is one where you don’t typically see too many for sale. The neighborhood is tucked away off Stoneridge Road just east of Highway 360, making access to town easy without having to see the freeway. Most of the homes were built in the mid 2000s, so you’ll get homes that are new enough for more modern layouts but old enough to have mature landscaping.

A collection of Lake Austin waterfront homes built over the course of 40 years, Rivercrest is truly unique. Homes on the west side of the street have Lake Austin access, which you’ll see is quite a few of them. Lots on the east side of the street don’t have Lake Austin access, but they are larger. Rivercrest has had its share of tear down and rebuilds as many of the original homes were 600 sqft boat houses essentially. You won’t find too many of those left, however.

The only 24/7 guard gated community on this list, Spanish Oaks is also home to the most prestigious private country clubs in Austin. In fact, it’s where most of the PGA golfers play when they are in town and live if they live here. But, there are many greenbelt lots and privately gated lots for additional privacy.

Steiner Ranch is one of the largest master planned communities in Austin spanning 4,600 acres. Though not every section of the neighborhood meets the bill of a luxury $4MM house, there are some that do, which is why it made it on to this list. Steiner Ranch is chock full of amenities with three amenity centers, Lake Austin access, private golf club and gated (and even one guard gated) section. If you want a neighborhood where your kids don’t have to leave to find friends, Steiner Ranch is definitely it. Elementary and middle schools are on site so you don’t have have to leave to take the kids in the morning.

Located right next to Costa Bella, Vineyard Bay is another Lake Travis waterfront community and one of the few communities with its own security patrol. Some homes have private boat docks and Lake Travis frontage while others are interior and have a little more yard space. Homes were custom, so you don’t see two that are the same with both floor plan and exterior styles.
