If you’re looking for a luxury home and want a more modern architectural style, you shouldn’t rule out the Austin area. Though we don’t have whole neighborhoods that have the ultra modern design, we do have several neighborhoods, most built in the last 5 or so years, that have a more modern lean to them inside and out. Ultra modern homes can still be found, but they’ll be in neighborhoods that have other styles as well. Here we’re going to focus on the Austin luxury neighborhoods with modern homes throughout. You’ll often hear builders describe this style as Texas Hill Country modern. We’ll show you where they are and tell you the type of home you can buy there including price and size data, school ratings and distance to downtown and the airport. Austin Luxury Neighborhoods with Modern Homes Mapped
Most of the Austin luxury neighborhoods with modern homes are located on the west side of Austin or in west side suburbs. The central and east sides of town do have modern leaning luxury homes, but they are in neighborhoods with mixed architectural styles. The western section of Austin is a bit newer, so they were able to incorporate this design style in entire new neighborhoods rather than rebuilding a house in a 75 year old neighborhood. That being said, you’ll find modern luxury neighborhoods in the Austin ISD, Dripping Springs ISD and Lake Travis ISD. Schools are very highly rated in these neighborhoods, so if you’re needing to utilize the school system and want highly rated schools, you can have your pick from nearly any one of these neighborhoods. Belvedere was one of first neighborhoods to incorporate a modern lean with their architectural designs. The neighborhood was built by several of the areas high end custom builders, so you’ll see high end finishes inside and out. Belvedere is gated, so you’ll get minimal traffic through the neighborhood. Homes sit on 1-2.5 acre lots so even though homes are large, and mostly one story taking up a large footprint, you’ll still have space between your neighbor. And, Belvedere has amenities, which is rare for this type of neighborhood, and includes a community pool and lazy river, 75 acres of nature space, hiking trails, fishing pond and kids playscape.

A small neighborhood built exclusively by Toll Brothers from 2020-2022, Breakwater is ideal for someone who likes the idea of a newer home, but wants to be in a small community. Located off 290, Breakwater is only about 16 miles from Downtown Austin, so if you need or want to get downtown, you can do so fairly easily. Homes are on the larger side, with some well over 5,000 square feet. There are one and two story floor plans, so you have options based on your family’s needs. Though homes are brand new, many of the lots have mature trees on them, giving the neighborhood a more natural feel.

Creeks Edge is one of the neighborhoods that is still under construction, so if you’re looking for brand new, you can still find it here. Being as though they’re newer, they do have a much more contemporary look with floor to ceiling windows, angled metal roofs and stone and stucco exteriors. Inside you’ll find modern light fixtures, marble floors, open floor plans, gourmet kitchens and views. Hard to find a more luxury feel in this price point, especially when you factor in most of the homes are brand new.

Built by David Weekley from 2018-2021, the Estates of Sawyer Ranch is a great option for you if you’re looking for a smaller neighborhood and don’t care too much about community amenities. Homes sit on acreage size lots, so many of the home owners have already added outdoor living areas and pool, so they’re virtually all set up to just move in. Inside you can expect open floor plans, cedar beam ceilings, modern fixtures and gourmet kitchens. You will have some smaller floor plans less than 3,000 square feet, so if you’re looking for luxury but want to keep the size below 3,000sqft, the Estates of Sawyer Ranch is one neighborhood where you can do that.

Built at the very edge of the Eanes ISD, Lakes Edge is a small, gated community right next to Lake Pointe. Though it will feel more like you’re living in Lake Travis, kids do attend Eanes ISD schools. Being the top rated school district in Austin, this is a huge draw to Lakes Edge. The community was built by Ashton Woods and Trend Maker Homes, two popular production builders both known for a more modern level of finish out. Outside homes do have a modern lean, but not as much as some of the other neighborhoods. So if you’re looking for that look outside, probably best to look at the other neighborhoods. That said, Lakes Edge is ideal for someone who wants some yard space but doesn’t needs acres of it.

Madrone Canyon is a neighborhood of 110 builder restricted lots where you’ll find a more modern farmhouse look. The first homes were built in 2023, so you can still find new construction in Madrone Canyon. The neighborhood is located off Highway 71 just west of the Bee Cave Galleria, so you have easy access to shopping, dining and Austin if necessary. Homes are on the larger side with nearly 5,000 square feet of living space and sit on 3/4-1 acre lots. You can also expect at least a three and maybe even a four car garage, making it an ideal neighborhood for car enthusiasts. Another unique aspect to Madrone Canyon is many of the home care being built with a pool. For anyone who has been looking for new construction, you know a pool is not a typical find in a brand new home and if you’re looking for one, a home in Madrone Canyon will sure save you a lot of time.

One of the first neighborhoods to build a modern style home in Dripping Springs, I don’t expect Medlin Creek Ranch to be the last. The community is located off Fitzhugh Road, so it does feel a bit remote despite being only a few minutes to restaurants, shopping and amenities. The neighborhood is small, with only about 40 lots total, and lot sizes range from 2 to just over 20 acres. When the neighborhood was introduced, there were spec homes built and also some unrestricted lots sold so buyers could bring their own builder and build something truly custom.

With the popularity of Circle C and Meridian, Meridian Park Estates developers saw an opportunity for a more modern look on acreage lots. Being only 20 minutes to downtown Austin and the airport, Meridian Park Estates is ideal for someone who needs to be close to Austin but doesn’t want to live in an urban environment. Homes in Meridian Park Estates are genuine luxury with high end finishes inside and out. The community has 57 luxury homes on acreage lots and home owners have access to Meridian’s community amenities and on-site school, though a small section of Meridian Park Estates is zoned for Hays CISD schools. Homes did have to meet architectural guidelines, but other than that, they were allowed to be completely custom, so you will see some variation in style and floor plan.

Though the area around Overlook Estates is more rural, homes in Overlook Estates are more modern and many of them have floor to ceiling windows and sliders with spectacular outdoor living spaces and views.

Given its resort style living, some have second homes there and others are full time residents.

Built behind Terra Colinas and Bella Colinas, Signal Hill Estates is one of Bee Cave’s newest gated luxury communities. The neighborhood is gated, so you will get less traffic through. Though Signal Hill Estates doesn’t have a community pool or playground, lots are acreage size and typically home owners have installed their own amenities in their yards.

Spanish Oaks is the only 24/7 guard gated community in the Austin area where you can find luxury modern style homes. Spanish Oaks is also home to the private club, Spanish Oaks Golf Club, which is where you’ll find the professional golfers who live in Austin. The course was the only course in Austin to be built on the best real estate, with houses filling it around it. Typically homes get first dibs on the best lots and the golf course fits around it. Not Spanish Oaks. They wanted the course to be one of the premier in the area and they definitely delivered. If golf is not your thing, Spanish Oaks shouldn’t be overlooked. The area is fairly wooded, so homes do tend to have more privacy and the land is rolling, so y you will even get some views.

A small gated section within Dripping Springs’ wildly popular Caliterra neighborhood, Wildwood at Caliterra is where you’ll find the luxury modern homes. This section is built out, so you won’t have to deal with construction noise next door. Homes sit on smaller lots at around 1/2 acre, so they’re perfect for someone who doesn’t want a lot of yard to maintain. Though 1/2 acre is not small, homes are upwards of 4,000-5,500 square feet, so they do take up quite a large section of the yard. Wildwood homes were custom, so you will see some differences from home to home, making it one of the more architecturally interesting neighborhoods. To top it off, Caliterra is known for some of the most amazing amenities, including a town center with coffee shop that residents actually visit, some daily.
