Neighborhoods in Kyle with no HOA were mostly built before 2010 when building took off in Kyle. That being said, many of them are around the central Kyle area, under 10 minutes from Downtown. Blanco River Crossing was first developed in the late 1970s when Kyle was more spread out and you could find more genuine country living. Today, you still get that feel in Blanco River Crossing where you’ll find no sidewalks and some gravel/dirt driveways. Landscaping is mature, with several mature trees per lot giving privacy and shade. If you’re looking for minimal restrictions because you need space for workshops, sheds, outdoor living areas or parking, Blanco River Crossing is the best neighborhood to find it in Kyle.

Located on the west side of Kyle just 1 mile from downtown, some of the homes are even walkable. Homes are a mix of brick and stone and do resemble the styles you’d see in neighborhoods, built in that timeframe that do have an HOA. If you don’t need a huge neighborhood or yard, but want an HOA free home, Bradford Meadows is a great place to start your search.

Brookside is also unique in that some of the lots along Arbor Knot Drive back to a pond, creating a nice view from those backyards.

Spring Brach, located in the highly coveted west side of Kyle, was built by Centex Homes in the late 1990s and early 2000s. The neighborhood resembles neighborhoods with HOAs built in this timeframe, just doesn’t have the oversight. Architectural styles are a lot of brick and stone, with many one stories. Lots are on the large side, on average, 0.2 acres. And, with homes, on average, 1,528 sqft, you do get more space between your neighbors. Many of the lots back to greenbelt, giving an even bigger illusion of space, but better since you don’t have to maintain it.

These nearby amenities make Steeplechase the best of both worlds with the benefits of amenities without the burden of an HOA. Lots on on the larger side, on average nearly 1/5 of an acre. Homes are a range in sizes from just under 1,000 sqft to nearly 3,000 sqft giving a range of options for people in all stages of life.

You’ll find some homes in original condition and ready for updates and others that have been fully updated.

What are the Pros and Cons to No HOAs?
HOAs are a double edge sword. On one hand, they keep the neighborhood with some baseline standards. Typically no cars on blocks are allowed, grass can’t be two feet high, garbage can’t be all over the yard, etc. Most people would agree those are reasonable rules. The problem starts when HOAs get nit picky about things like not pulling up your garbage cans right after the garbage company picks up or you unloaded a kayak and left it on your driveway for an hour while it dried out and you get fined. That starts to annoy people.
But, what most people don’t realize is if there are no HOAs, there is no one to tell your neighbor to cut their grass or remove the old clunker that’s been sitting in the driveway for months causing an eye sore. So, if you don’t want an HOA because you don’t want restrictions, know your neighbors won’t have any either. And their tolerance for what looks good in front of their house might be different than yours.
If you say you don’t care what your neighbors property looks like as long as you don’t have rules governing how you use your property, then a neighborhood without an HOA might be right for you. I would encourage you to drive around the neighborhood you’re considering at all times of the day and night and see how residents are conducting themselves. That will give you a good indication of how it is going to go when you live there. Again, no guarantees that untidy people won’t move in next door. But, you’ll at least have a better sense for what the area is like today.
