Recently named one of the fastest growing cities in the US behind Georgetown and Kyle, Leander is one of the favorites among home buyers. Located on the northwest side of Austin, Leander commuters can avoid the 35 nightmare. Though 183 is not traffic free, it can be a lot easier to navigate on a daily basis than 35. In 2022, the population estimate was 74,375 compared to 59,217 in 2020 showing the towns popularity among home buyers. Leander is unique in that it has a range of housing types and neighborhoods with everything from starter homes on small lots to luxury homes on acreage lots and even some ranches and larger parcels. Much of the new construction in Leander does have an HOA, so if you’re looking to avoid one, you’ll be in more of an established community. Not all homes are dated though, so don’t be discouraged if you’re looking for something move in ready. You’ll be likely to find one without an HOA so you can have the best of both worlds – a modern house without too much oversight. One of the more unique Leander neighborhoods with no HOAs, Arrowhead Point is the only neighborhood that’s waterfront. To maximize the number of lots with lake access, waterfront lots in Arrowhead Point are long and skinny. So, you’ll have less space between your neighbors than you would with a standard rectangularly shaped lot. If you want a more standard size lot, you can still find it here, it would just be on the opposite side of the street with no lake access. Arrowhead Point also has a pretty rural feel with no sidewalks, narrower streets and gravel driveways.

The neighborhood has a more rural feel with gravel driveways and most of the homes not visible from the street. Cherry Hollow Estates homes are on the older side for Leander, with many of them built in the 1980s, making it one of the more established neighborhoods.

With no HOA, you also have no architectural guidelines, and in Falcon Oaks, that means you’ll have everything from a mobile home to a 3,000 sqft brick/stucco home. But, if you’re looking for some space, but dont need acreage like we’ve seen in the previous few neighborhoods, Falcon Oaks is a great place to start your search.

Many of the homes are still in original condition, so if you’re looking to put some personal touches in you won’t feel like you’re paying for updates you’re going to tear out. For this type of community, lots are on the larger side around ⅕ of an acre, giving residents a little more space to transform, or just more space between your neighbor.

Horses are also allowed, so if you need a barn or want your horse to join you, Ridgmar Landing is one of those places you can do that. And, located off Ronald Reagan Blvd, you have easier access to Cedar Park, Georgetown and Austin.

Homes were built over the course of 4 decades, so there is no standard to architectural style, floor plans or finishes. This broad range gives the neighborhood a truly unique feel.

Most of the lots are wooded, so you’ll find even more privacy and shade. The neighborhood does feel very rural with no sidewalks and some properties fenced with wire fencing and others open.

Right next to Roundmountain Oaks you’ll find Sandy Creek Ranches, a community of homes on just over 2 acre lots, on average. With many homes built in the 1970s and some even before, Sandy Creek Ranches was one of Leander’s original neighborhoods. Back then, the neighborhood really had a rural feel as there wasn’t much around by way of shopping, dining and amenities. Fast forward to today and the neighborhood still has a rural feel, but residents are closer to dining and shopping so they don’t feel as far away from town. Like with many neighborhoods built in this time period, homes have septic tanks and propane tanks.

Built in the 1970s and 1980s, Stonehurst was genuine country living. Before Leander boomed and the master planned communities came in, Stonehurst was your typical neighborhood. Residents got water from wells, had septic and propane tanks and some of the homes had barns and horses. With the tremendous growth Leander has experienced, Stonehurst is now in one of the prime locations on the northwest corner of Whitestone Blvd and Sam Bass Road. Many of the homes already have multiple car garages, workshops and outbuildings, so you pretty much have a plug and play property.

Another one of Leander’s established neighborhoods, Timberline West is also a neighborhood where you’ll see custom builders buy an older house and tear it down and build something new. The original homes were built in the 1960s and most of the building was complete by 2000, with the exception of the newer homes. Homes are on the smaller side, for the most part, and have either no, 1 or 2 car garages. Though lots are just about 0.4 acres on average, the smaller homes with a lot of them being two story does give residents more space between their neighbors.

What are the Pros and Cons to No HOAs?
HOAs are a double edge sword. On one hand, they keep the neighborhood with some baseline standards. Typically no cars on blocks are allowed, grass can’t be two feet high, garbage can’t be all over the yard, etc. Most people would agree those are reasonable rules. The problem starts when HOAs get nit picky about things like not pulling up your garbage cans right after the garbage company picks up or you unloaded a kayak and left it on your driveway for an hour while it dried out and you get fined. That starts to annoy people.
But, what most people don’t realize is if there are no HOAs, there is no one to tell your neighbor to cut their grass or remove the old clunker that’s been sitting in the driveway for months causing an eye sore. So, if you don’t want an HOA because you don’t want restrictions, know your neighbors won’t have any either. And their tolerance for what looks good in front of their house might be different than yours.
If you say you don’t care what your neighbors property looks like as long as you don’t have rules governing how you use your property, then a neighborhood without an HOA might be right for you. I would encourage you to drive around the neighborhood you’re considering at all times of the day and night and see how residents are conducting themselves. That will give you a good indication of how it is going to go when you live there. Again, no guarantees that untidy people won’t move in next door. But, you’ll at least have a better sense for what the area is like today.
