The redevelopment of the Seaholm Power Plant District has been in discussions since the plant shut down back 1996. As discussion turned into plans and plans turned into action, the new urban oasis is finally taking shape. The project will encompass 7.8 acres with 143,151 sq ft being used for office space, 280 high rise condo units, 48,363 sq ft set aside for retail and restaurants and over 3 acres of open space. At a projected price of $130 million, Downtown Austin’s new Seaholm District will exemplify the work, live, play mantra in Downtown Austin.
What Will You Find in the Seaholm Project?
The first completed project will be the Seaholm Residences, located on the grounds immediately behind the Seaholm Power Plant at 222 West Ave. With a projected completion date of Fall 2015, the residential tower is already 99% sold out. Dubbed as the “New Center for Downtown Living”, Seaholm Residences will have a neighborhood feel with naturescapes, restaurants and retail at it’s resident’s doorstep.

Seaholm District Shopping and Restaurants
The Seaholm District will have over 191,000 square feet reserved for office, retail and restaurants. The biggest tenant will be Athenahealth, but the most anticipated tenant will be Trader Joe’s. This eclectic neighborhood market will not only service the residents of Seaholm, but will provide a much needed alternative to the few grocery stores in the Downtown area. Other tenants that have signed on to occupy Seaholm are Map My Fitness (a fitness oriented tech company), Jackson Ruiz Salon (nationally recognized and award winning hair salon), Optique (optometry practice and eyewear boutique), True Food Kitchen (Ultra Healthy Gourmet Restaurant), and Boiler 9 Bar and Grill (A David Bull Restaurant).
Culture and Learning is a Big Part of Seaholm’s Master Plan
With Austin focusing on becoming a big cultural hub, the master plan for the Seaholm Project made sure to incorporate culture. Not only is the district within walking distance to Austin City Limits, Austin Music Hall and Ballet Austin, but, incorporated in the Seaholm project is the new Central Library. This will not be your run of the mill, ponderous library. This “Library of the Future” will not be like any in the United States. The 200,000 square foot, six story facility will offer a full service restaurant, an art gallery, retail space for vendors and outdoor reading porches overlooking Lady Bird Lake. The expected grand opening for the new library is November 2016.

The Seaholm District will truly be a vibrant downtown hub for Austin. With a multi-modal transportation system in place (walkways, bike lanes and metrorail), the Seaholm District is in the center of it all. The unmatched location is located on the banks of Lady Bird Lake, giving people easy access to the Ann and Roy Butler Hike and Bike Trails, The Shoal Creek Greenbelt, The Lance Armstrong Bikeway, the Pfluger Pedestrian Bridge and the entertainment of Downtown Austin.

Once complete, the Seaholm District will become the new gem of the city. The plans for the project are to make the Seaholm the centralized meeting place for Downtown Austin and to become the anchor for what all future developments will try to emulate. If all goes as planned, the Seaholm Project will accomplish both goals and will be another step forward in making Austin the premier next-gen city.
