Dripping Springs and Driftwood master planned communities are a unique blend of Texas Hill Country and suburban living. Some of the neighborhoods even incorporate equestrian amenities into their master plan. Others feel very suburban when you’re in the neighborhood, but as soon as you leave, you know you’re not in just any other suburb. A third group has a blend in the neighborhood with a more natural setting, more open space, less lights and rolling hills, giving the entire neighborhood a Hill Country vibe. Where can you find Dripping Springs and Driftwood master planned communities? Four of them are right off (or very close to) Highway 290, the main thoroughfare through Dripping Springs. La Ventana, Driftwood’s only master planned community, is off Elder Hill Road between 150 and RR 12. The map below shows you where each of them are. The furthest west geographically, Arrowhead Ranch is also one of the more traditional master planned communities. The community will have a gated entrance as soon as construction completes and also has a community pool, amenity center and nature trails for residents to enjoy. The terrain is fairly flat, but the developer did a good job in maintaining as many mature trees as possible, giving it a more established feel. Being the furthest west, it can be a challenge for someone who has to travel into Austin frequently, but if you don’t mind a little more time in the car, Arrowhead Ranch is a great choice.

The most traditional, and also the most affordable, master planned community in Dripping Springs, Big Sky Ranch is ideal for someone who loves the are but wants to keep the budget as tight as possible. The community is built exclusively by Meritage Homes, who has a reputation for building a quality home without all of the extras that drive the price up. Still a very well appointed product, however. The first homes sold in 2020 and building continues today in 2023. The community is the closest to downtown Dripping Springs so will be the most convenient for shopping, dining and other activities.

Terrain is rolling, so you can’t see for miles. The developer also maintained several hundred acres of open space that will remain, giving residents more greenbelt lots, parks, trails and even camping sites to enjoy. On top of that, Caliterra also has some traditional master planned community amenities and even a welcome lodge with coffee shop for residents to gather. And, these amenities are not just there, but also well used by residents. You’ll often see kids playing in the parks and residents at the coffee shop catching up. One of the most unique Dripping Springs master planned communities, Caliterra is certainly worth the look.

La Ventana is the original master planned community in Driftwood and still the only. Located off Elder HIll Road between CR 150 and RR 12, La Ventana is gated and some parcels are equestrian friendly. It’s one of the only communities in the Austin area with amenities and equestrian lots. The neighborhood spans three school districts, which isn’t necessarily a testament to its size but more how it’s laid out. The school districts do bus, but if you’re zoned for the Hays CISD or Wimberley ISD, it can be quite a long bus ride for the kids. That being said, it has the most “Texas Hill Country” vibe, so if you’re looking to lean that way, La Ventana is a great place to start your search.
