It’s no secret East Austin is quickly becoming one of the city’s booming districts. Development started along 35, then moved to Airport and now we’re seeing the boom extend to 183. Buyers who are looking for value, close to Downtown and who have a little time to wait for the area to develop, East Riverside is a great place to consider. Here’s what’s currently in the plan for the Montopolis/Riverside area.

Approved Commercial Projects in the East Riverside Area
Riverside Retail
Location: 7800 E Ben White
Riverside Retail is a 2.54 acre parcel that will have 2,780 sqft of restaurant space and 8,100 sqft of general retail space. No information is available just yet on who potential tenants might be.
Seventy One Triangle
Location: 7310 E Ben White
Seventy One Triangle is a 4 acre site that will have retail space.
TRU Hotel
Location: 7900 E Ben White
A TRU Hotel by Hilton will be going in on East Ben White. It will be a 5 story hotel.
Approved Residential Projects in the East Riverside Area
Ponca Street
Location: 6317 Ponca St
This 5 acre parcel will have 15 single family homes. Thrasher Lane will be extended to a cul-de-sac. Here is a survey showing how the parcels will be divided.
Projects Pending Approval in the East Riverside Area
Here are the projects that the city is currently considering. They are in various stages of the approval process and we could see an update in a few days to a few years.
Pending Residential Projects in the East Riverside Area
The Mont
Location: 2405 Montopolis Drive
This 9.9 acre site will have multifamily, residential units if approved.
6507 Riverside
Location: 6507 East Riverside
If approved, this 2.4 acre lot will have 250 multifamily residential units.
600 Kemp Street
Location: 600 Kemp Street
If approved, this 5.36 acre parcel will have 9 residential units making it one of the less densely planned parcels in the area.
Pending Mixed Use Projects in the East Austin Area
Lenox Oaks
Location: 460 Bastrop Highway
If approved, this 23 acre parcel is located behind Civitan Park will be mixed residential and commercial use. The property will have automobile access from 183 and pedestrian access from Ponca Street for easy access to Alison Elementary. The plan is for 342 residential units as well as commercial space. The city has asked the developer to provide for a north/south hike and bike trail to connect to the proposed 183 Tollway Trail to the north and the Montopolis Tributary Trail Network to the south.
500 Montopolis
Location: 500 Montopolis
This project is in the early stages of the city’s approval process. If approved, the 1.3 acre site could have 15 single family residential units and 9,739sqft of office space.
The East Riverside Area is Booming – And More is Expected to Come
Bottom line, the East Riverside area is poised to be a vibrant district only 3 miles from Downtown Austin. There is still plenty of vacant land for developers to transform into an urban core. Plus, with all of the development from 35 east, it won’t be long before Eastsiders won’t have to go west of 35.
