Georgetown is known for its acreage parcels and is a popular choice for the buyer who wants to be closer to Austin, but needs space to spread out. As development continues, we are seeing fewer and fewer neighborhoods where you can find acreage. There are plenty of Georgetown neighborhoods with one acre lots, but not as many that have consistently larger lots. Cedar Hollow Crossing is the priciest Georgetown neighborhood with acreage lots. A lot of that increase is due to a larger size lot, on average, and also the section in the Liberty Hill ISD, which usually brings a higher price because of its high rating. The neighborhood is also one of the more accessible neighborhoods, located just off Highway 29. This access to a main artery that directly connects to 35, 183 and 130 makes Cedar Hollow Crossing ideal for someone who wants space, but also needs to be able to get around town. There is also no HOA, which gives home owners more freedom to use their property as they see fit.

Located off N Lake Road, Hawes Ranch home owners have convenient access to Lake Georgetown and have a more “away from it all” feel. They are able to get to Williams Drive and 183 fairly easily and most will choose 183 as there are few lights and more lanes to mitigate traffic. Hawes Ranch is unique because most of the lots are long and skinny, so you have less space between you and the neighbor next door. You’ll still get around 5 acres, on average. It just won’t be as private as 5 acres that is more of a rectangle or square shape. Hawes Ranch is also fairly flat and has few trees, so if you’re looking for a blank canvas, you might want to check out Hawes Ranch.

Lakewood Estates has more of a neighborhood feel than most others on this list. Lots are a little smaller, so you won’t get as much space between your neighbor. However you can still find lots that are around 5 acres. Driving around you’ll see a lot of mature trees, which gives Lakewood Estates more of a park setting than neighborhoods that have few trees. The first homes are built in a more traditional ranch style and the newer homes have a more contemporary architectural style, though none are modern. Lakewood Estates is located just off Williams Drive, so if you need easier access to city or suburban amenities, Lakewood Estates is a good place to check out.

On the smaller side of the acreage threshold, on average, Twin Springs does feel more like a neighborhood because things aren’t so spread out. Some of the homes are gated and others are open to the street. Homes are custom, so you won’t find any that resemble others. There is also no HOA in Twin Springs, so you can build the structures, barns, parking that you need as long as the city approves it. And, horses are also allowed, making it one of the go to neighborhoods for those who have horses and want some extra space.

Whitetail is the furthest south on our list and is also the only one located in the Leander ISD. Though the average and median price are on the higher end, that’s a little misrepresented because most of the homes that sold last year were on larger lots and were bigger. You can find some on 2 acre or so lots that will be much less than the average price. So, if you look at the prices and think you’re out, don’t dismiss Whitetail. You might find one. And, horses are also allowed here, making it a great place for someone looking to bring their horse.

Are These the Only Neighborhoods You Can Find Georgetown Homes on Acreage?
No. In fact, most Georgetown homes on acreage are found outside of neighborhoods. Georgetown is known for its acreage tracts in a more rural setting. Most of those are found on the east side of 35, but you will see some on the west side. The majority of acreage tracts on the west side are organized into neighborhoods. East of 35 you’ll find fewer trees, for the most part, and flatter topography, which attracts someone who wants to use the land for farming or livestock.
How Much are Georgetown Homes with Acreage?
Georgetown homes with acreage lots range in price. In the last year, we’ve seen them sell from the mid $400k’s – to $2.15MM. Currently, we have one listed at nearly $6MM, but that home sits on about 100 acres. With options from below $500k to $6MM, there is something in nearly every price range.
