The Bluffs of Sandy Creek is a small neighborhood of about 25 homes off Nameless Road in northwest Leander. Built exclusively by Giddens Homes in 2020 and 2021, the neighborhood consists of one street, Sweet Summer Drive that ends in a cul de sac and has the remainder of the home facing Round Mountain Road. The lots on Sweet Summer Drive are more traditionally shaped, while the homes on Round Mountain Road have long and skinny lots so you are quite close to your neighbor, despite having an acre of land. If you’re looking for newer construction and don’t need a large, master planned community with amenities, the Bluffs of Sandy Creek is a great place to start your search.

Introduced in 2021 by M Signature (Milestone’s luxury division), Bonnet was the answer to the demand for new construction on an acre. And, building boomed given the demand for the product. The neighborhood is sizable, so we still do have new construction options available today (July 2023), so if you’re looking to be the first resident, you can do so in Bonnet. The builder opted for a more luxury level finish out inside and out, so not only will you get space, but you won’t have to worry about upgrades for a while. The land didn’t have too many mature trees when it was developed, so if you’re looking for more of a blank canvas to add your own landscaping, Bonnet gives you that opportunity.

Grand Mesa, located inside Leander’s Crystal Falls master planned community, is one of Leander’s first acreage home communities. The community is gated, so it also provides an added layer or security and privacy. Grand Mesa homes run the gamut with some built as early as 2000 and others as late as the early 2020s. Some have spectacular Hill Country views, sitting atop a bluff overlooking the canyon. Grand Mesa is often regarded as one of the more luxurious acreage home communities and does offer neighborhood amenities in Crystal Falls.

Though new construction is sold out, homes are only a few years old and most buyers are happy with the style of finish out when comparing to brand new construction. Three car garages come standard and you can even find some larger garages on the custom homes. The majority of homes are one and a half story plans where it’s essentially a one story home with a bonus room upstairs, making it ideal for someone who likes the idea of all the main bedrooms and living areas downstairs and wants a more private space upstairs away from the sight of visitors. If you’re looking for a larger community with one acre lots and don’t mind something a few years old, Greenwood is a great place to start your search.

One of the more well thought out neighborhoods in our list, Highland Oaks developers put some time into the planning of the streets. Rather than making a boring loop, they opted for two entrances so they could include more dead end streets and cul de sacs and give a different flow to traffic that would reduce the number of cars that drive by each house per day. Highland Oaks homes also have a great curb appeal, many of them being professionally landscaped and meticulously kept. It’s often compared to Reagan’s Overlook, another acreage Leander neighborhood in our list, and is often considered one of the most upscale. If you’re looking for something on the luxury side, but don’t want to pay as much as Regan’s Overlook, Highland Oaks is a great place to start your search.

North Rim is one of those neighborhoods where homes rarely come for sale, which is a testament to how much residents like living there and explains why not many people know it exists. Located off 1431 on the border of Cedar Park and Leander, North Rim feels very “away from the city” when you’re in the neighborhood, but is only minutes from any shopping, dining or activities you may need. Homes are all slab foundation, traditional homes with no manufactured or mobile homes. Lots range from 1-11 acres and are, on average, around 4 acres. If you’re looking for acreage and want more of a neighborhood feel versus rural feel, and don’t want to be too far outside of town, North Rim is a great place to start your search.

There is an HOA in Overlook Estates, so you will find well kept homes and homes that aren’t cookie cutter, but do meet some architectural standards. They are larger the average, at 3,279 square feet, and don’t come up for sale too often.

Homes are very large, with the average size being 4,448 sqft and lots are, on average, 1.55 acres. Post Oak Estates homes have a presence and many have circle driveways and are fenced.
