Lots in Bohls Place are larger than average at 1/5 of an acre, so if you’re looking for a little more space for outdoor activities or hobbies, Bohls Place should be on our list. It’s also one of the closest to 130, so if commute time is important and you can take 130, Bohls Place is a great place to start your search.

Lots are also large, with an average of 1/4 acre for each, giving residents more space between their neighbors. Landscaping is also mature, so you’ll get taller trees for more privacy and shade.

Built along Pflugerville’s Creekside Park, Settlers Ridge is one of Pflugerville’s more picturesque neighborhoods. Creekside Park is maintained by the city of Pflugerville, so residents enjoy access to the acres of open space and playground with no monthly dues. Homes were built in the 1980s and 1990s by some of Austin’s more popular production builders including Highland Homes, Legacy Homes, Centex Homes and Milburn (now DR Horton) Homes. Typically with these builders you’ll have a required HOA, but not in Settlers Ridge, adding to its appeal.

At this point, Austin was a small town and Pflugerville was really the outskirts. So, builders included more land per lot to attract buyers away from the city. With that, the average lot size is nearly 3/4 of an acre, making it the neighborhood with the largest lots. If you need space for outdoor activities or structures and still want some yard space, Spring Hill Village is a great place to start your search.

Wells Point is another neighborhood with no HOA near city parks, so residents feel like they live in an HOA but don’t have the oversight or fees. You can find some smaller homes here, less than 1,000 sqft, but you can also find some with features like 3 car garages that you would expect in a much bigger home. Landscaping is mature, so you’ll get plenty of privacy, shade and character. Lots are on the smaller end of no HOA neighborhoods, with the average being 0.141 acres. That being said, if you don’t want the HOA because you don’t want the oversight, but also don’t want a huge yard to maintain, Wells Point is one you should check out.

Willow Creek tends to be where we find the most unique looking homes. Over the years, home owners have made changes to their exteriors with paint, trim and landscaping to really make each home stand out. Though homes were built by some of the areas popular builders, these changes conceal the cookie cutter look that you often see. Like Saxony, Willow Creek is located off Dessau Road making it a little more accessible to the shopping, dining and activities you’ll find off Dessau Road just south of 45 and 130.

What are the Pros and Cons to No HOAs?
HOAs are a double edge sword. On one hand, they keep the neighborhood with some baseline standards. Typically no cars on blocks are allowed, grass can’t be two feet high, garbage can’t be all over the yard, etc. Most people would agree those are reasonable rules. The problem starts when HOAs get nit picky about things like not pulling up your garbage cans right after the garbage company picks up or you unloaded a kayak and left it on your driveway for an hour while it dried out and you get fined. That starts to annoy people.
But, what most people don’t realize is if there are no HOAs, there is no one to tell your neighbor to cut their grass or remove the old clunker that’s been sitting in the driveway for months causing an eye sore. So, if you don’t want an HOA because you don’t want restrictions, know your neighbors won’t have any either. And their tolerance for what looks good in front of their house might be different than yours.
If you say you don’t care what your neighbors property looks like as long as you don’t have rules governing how you use your property, then a neighborhood without an HOA might be right for you. I would encourage you to drive around the neighborhood you’re considering at all times of the day and night and see how residents are conducting themselves. That will give you a good indication of how it is going to go when you live there. Again, no guarantees that untidy people won’t move in next door. But, you’ll at least have a better sense for what the area is like today.
