Brushy Bend Park is one of the three acreage communities in Round Rock’s 78681 zip code. Known for its highly rated schools and established look, 78681 is one of the go to zip codes if you’re looking for schools and a convenient location. Brushy Bend Park is the neighborhood for you if you’re looking for mature trees, larger than an acre lot (some are as large as 6.5 acres) and are willing to pay a little more to get it. Because of the schools and the lot size, Brushy Bend Park is one of the more expensive Round Rock neighborhoods with 1 acre lots. That being said, residents love living there and you rarely get turnover, so if you find one you like, you probably should take a look at it quickly as you won’t get long to make a decision.

Homes are a little bigger and newer, though lots are around 1.5 acres, which is slightly lower than what you’ll find in Brushy Bend Park. You’ll see a lot of similarities with mature trees, wooded lots, no sidewalks and a range of architectural styles. Great Oaks is known for its low tax rate and low HOA dues, making it great for someone who cares more about their home and lot than the neighborhood.

Jackrabbit’s tax rate is one of the lowest around and there is no HOA, so residents have a little more freedom to use their properties as they see fit.

One of the larger communities on this list, Oak Bluff Estates consists of about 650 homes in total. Though not all of them have acreage lots, there are sections that do, which is why we included it on our list. Homes are on the larger side, with the average at 3,350 square feet. And, they’re also some of the most affordable when compared to other Round Rock neighborhoods with 1 acre lots. There is an HOA, but dues and oversight are minimal compared to the more strict HOA’s in Round Rock.

Rounding out our three 78681 neighborhoods, Tonkawa Springs is very similar to Great Oaks and Brushy Bend Park with mature trees, no sidewalks and homes built over the last four decades. Some of the homes back to Brushy Creek and although it isn’t went year round, it does provide a beautiful setting. One of the homes in Tonkawa Springs even has a private pond, which is not something you’ll find in many Round Rock neighborhoods.
