Belterra is one of the more unique Southwest Austin master planned communities. Depending on which was you get to Belterra, you’ll approach it from either a suburban setting or a rural one. If you come from the rural direction, you’ll think Belterra is so remote, when it is really only about 25-30 minutes from downtown Austin. The neighborhood itself has a suburban feel with sidewalks, on-site elementary school, amenities, trails and a community center. But, there are no street lights in Belterra, so you still maintain some of the country feel without losing the suburban conveniences. For example, the new 90 acre commercial development located at the community entrance brought a movie theater, several restaurants, gym and shopping, all of which was at least 20 minutes from Belterra. Now, some residents can walk. Belterra residents also enjoy access to the many amenities, activities director that plans events for the community and new homes on larger lots. If you’re looking for top rated schools, a convenient location and something a little outside the stereotypical suburban master planned community, Belterra is a great place to start your search.

The closest master planned community to downtown Austin, Circle C is the go to choice for residents commuting to and from downtown. Comprised of more than 10 neighborhoods, each with their own feel, you can find a wide range of housing. First developed in the 1980s, you’ll find more traditional looking homes on large, tree lined lots, more modest sized homes on manageable lots to brand new homes in neighborhoods with few mature trees. You can drive through Circle C and not believe you are in the same neighborhood. But, all Circle C residents have access to the amenity centers, playgrounds, trails and community activities. And with the MoPac extension, commuting to and from these neighborhoods just got easier. On top of that, Circle C is home to one of the best H-E-B grocery stores in town, and has its own retail, dining, Alamo Drafthouse and coffee, so you don’t have to travel far for a night outside the house.

Located right next to Belterra, Highpointe is a great alliterative for someone looking for a gated community that’s a bit more manageable in size compared to Belterra. Set in basically the same landscape with rolling hills, Highpointe is further along on the development track, so you’ll have to deal with construction for a shorter period of time. Plus, the amenity center at Highpointe with the fountain is one of the more picturesque spots in Southwest Austin and you still are within a few minutes drive to the shopping, dining and entertainment at the Belterra commercial development.

Largely developed in the 1990s, Legend Oaks homes have the floor plans and size today’s buyers are looking for with mature landscaping. Many of the homes back to greenbelt, so if you’re looking for the illusion of space without the day to day maintenance of it, you might just find that here. Residents enjoy access to a community center and pool (with cabanas), which is a great place to meet some of your neighbors. Plus, just off Convict Hill and Escarpment, commuting from Legend Oaks is fairly painless as you have a few options for getting around the city. If you like the location of Circle C, but don’t want to spend as much, Legend Oaks might be the place to start your search.

Located just south of Nutty Brown Road off RR 1826, Parten is the newest master planned community to hit the scene in Southwest Austin. At completion, Parton will have just about 600 homes built by Village Builders, a division of Lennar Homes. Lots range in size from 65′-85′ wide giving buyers a little more room between houses than you’ll find in other master planned communities. On the exterior, homes have a more traditional look and on the interior, they have a Texas Hill Country modern vibe going with quartz counters, shaker cabinets and wood tile floors. If you’re looking for brand new in the Dripping Springs ISD and don’t need an activities director like in Belterra, Parten is a great place to start your search.

First developed in the 1970s with building continuing through the early 2000s, Shady Hollow is one of those master planned communities where you usually stay if you end up there. With different sections of the neighborhood, you’ll find everything from a modest first home to a 4,000+ sqft home on acreage size lots. So, when housing needs change, you don’t have to leave your neighborhood to find a more suitable home. Shady Hollow has a few playgrounds and community pool. Though the neighborhoods fall under the Shady Hollow umbrella, amenities do not. Certain sections have access to the community pools and others do not. Bottom line, if you’re looking for master planned, but want the feel of an established neighborhood with highly rated schools, Shady Hollow is a great place to start your search.
