Over the past couple of years, we have seen a huge influx of transplants relocating to Austin. Most are coming from California, the East Coast States and the larger midwest towns and they are all looking for something a little different. If you’re one of those people who likes to be on the cutting edge of where to live, here are the trendiest neighborhoods in Austin.
East Austin
Area of Town: East Austin
School District: Austin ISD
Zip Code: 78702, 78722
Distance to Downtown Austin: 10 minutes, 2.3 miles
Distance to Austin Airport: 10 minutes, 5.8 miles
Average Price: $431,084
Median Price: $397,000
East Austin tops our list of trendiest neighborhoods in Austin because of it’s eclectic mix of housing so close to Downtown. East Austin has also seen an influx of small businesses, coffee shops, restaurants and luxury condos, which has helped gentrify the neighborhood. Where you used to see very few rehab projects, East Austin is now littered with construction crews tearing down older run down homes to replacing them with brand new homes. If you’re looking for a hipster neighborhood that’s committed to staying that way, East Austin is the place for you.

Average Price: $829,270

Situated on the edge of the explosive growth on South Lamar Blvd, it is no wonder Zilker has grown to top the trendiest neighborhoods in Austin list. As some of Austin’s best restaurants and shopping move to South Lamar, so have home buyers. Zilker is one of the few neighborhoods in Austin that preserve the suburban feel without sacrificing walkability. If you’re looking for a buttoned up neighborhood that has a mix of suburban and urban qualities, Zilker might be the place to check out.

Avery Ranch might come as a surprising addition for most, but it makes the list because it is one of the go-to neighborhoods for home buyers who work in Northwest Austin. A blend of an established looking neighborhood and high end finishes with tons of amenities is what attracts most to Avery Ranch. Because of it’s prime location off Parmer, those who commute to one of the Northwest Austin job parks don’t have to spend too much extra time in the car.

Meridian
School District: Austin ISD
Zip Code: 78739
Distance to Downtown Austin: 25 minutes, 16 miles
Distance to Austin Airport: 24 minutes, 20 miles
Average Price: $577,411
Median Price: $525,000
One of the more suburban of the trendiest neighborhoods in Austin, Meridian makes the list because of it’s well appointed homes in an affordable to luxury price range. Built in the last decade, Meridian home owners get the benefit of high end finish out you’d expect in a new home. But, because the neighborhood is fairly small, build out is complete, so homeowners don’t have to deal with the inconvenience of living in a construction zone. If you’re looking for affordable golf course living, or a newish home that’s about 20 minutes from Downtown Austin, Meridian might be the place for you.

Great Hills
School District: Austin ISD & Round Rock ISD
Zip Code: 78759
Distance to Downtown Austin: 15 minutes, 10 miles
Distance to Austin Airport: 22 minutes, 17 miles
Average Price: $619,841

Great Hills was mostly developed in the 1980s and 1990s and has always been a popular neighborhood, but lately it has earned it’s way into the trendiest neighborhoods in Austin list. With home buyers gravitating towards established communities with character, you won’t find too many that are this close to Austin in this price range. Great Hills offers the changing topography most transplants crave as well as proximity to the Arboretum and Domain shopping and restaurants. Though not walkable, these areas are just minutes away by car.

Barton Hills

Distance to Downtown Austin: 16 minutes, 4 miles
Distance to Austin Airport: 16 minutes, 11 miles
Average Price: $777,986
Median Price: $722,000
Barton Hills is nestled between Zilker (another one of the trendiest neighborhoods in Austin) and Barton Creek Greenbelt. As it’s namesake suggests, the area is hilly and pretty insulated from the hustle and bustle of South Lamar restaurants and South Austin shopping. Parents love Barton Hills Elementary and the idea of being in a quiet neighborhood that’s only minutes from restaurants and nightlife.

Circle C
School District: Austin ISD
Zip Code: 78739
Distance to Downtown Austin: 20 minutes, 12 miles
Distance to Austin Airport: 20 minutes, 17 miles
Average Price: $477,264
Median Price: $459,398
First developed in the 1980’s, Circle C was a very suburban area where only those looking to get away from the city bought. But, as the growth trickled down South and as businesses started to open up nearby (Alamo Drafthouse, several restaurants, H-E-B, Starbucks), Circle C grew into one of Austin’s go-to neighborhoods. Highly rated schools and proximity to Downtown are just two of the draws to this trendy neighborhood.

Travis Heights
School District: Austin ISD
Zip Code: 78704
Distance to Downtown Austin: 12 minutes, 2.6 miles
Distance to Austin Airport: 12 minutes, 9 miles
Average Price: $774,405
Median Price: $699,500
Travis Heights has held a spot on the trendiest neighborhoods in Austin list for several years now and this year is no different. South Congress, one of the first South Austin streets to revitalize itself into a fun place to hang out, borders the neighborhood to the west, making Travis Heights the first walkable South Austin neighborhood. As the area has grown up, Travis Heights still remains a top choice for home buyers looking for the cache of living in one of Austin’s most well known neighborhoods.

Spanish Oaks
School District: Lake Travis ISD
Zip Code: 78738
Distance to Downtown Austin: 31 minutes, 18 miles
Distance to Austin Airport: 31 minutes, 23 miles
Average Price: $1,770,029
Median Price: $1,705,850
Spanish Oaks is a newcomer to this list, but one of my favorite additions. A luxury golf course community, Spanish Oaks took a bit of a hit when the golf club filed for bankruptcy a few years ago. Since then, the club has picked itself up and brought a new energy to the neighborhood. Spanish Oaks is one of the few neighborhoods in Austin with a 24/7 guard gate and is a popular choice among luxury home buyers who love to golf.

Hyde Park
School District: Austin ISD
Zip Code: 78751
Distance to Downtown Austin: 13 minutes, 3 miles
Distance to Austin Airport: 21 minutes, 10 miles
Average Price: $614,491
Median Price: $565,000
Like Travis Heights, Hyde Park is not a newcomer to this list. Hyde Park has long been one of Central Austin’s prime neighborhoods, long before Austin became the city it is today. Hyde Park is known for it’s historic homes on wide, tree-lined “Avenue’s”. If you’re looking for character, you can’t do much better than Hyde Park. And, with it’s convenient Central location, a commute is pretty painless in any direction.
