West Austin master planned communities aren’t what you would expect. A few are built around a private country club, making the club the focal point of the community, rather than a community pool and park. Another is spread over several sections, which are very different with everything from 24/7 guard gated to a neighborhood of average size homes on average lots. You’ll find another that’s a master planned community of luxury estates. The remaining are the more traditional, suburban master planned community built around a community park, pool and on-site schools. But, because they are a few decades old, they won’t look cookie cutter. The trees have had time to mature and the rolling hills give each neighborhood a different look feel.

If you’re looking for luxury living near Downtown Austin in a great school district, West Austin is the place for you. West Austin is virtually all built out, so you won’t find any brand new homes in their master planned communities. But, you will find neighborhoods with mature landscaping, larger than average lots and homes that have either been fully remodeled with modern finishes or in original condition. The elementary and middle schools are located in the next neighborhood over. Residents choose Barton Creek West because of its proximity to nature, tree lined streets, highly rated schools and large homes on larger than average lots. Homes are 20-30 years old, so they have the floorplans today’s buyers are looking for without being cookie cutter. Some of them have been fully updated with modern finishes and others are in need of a makeover.

Lost Creek is one of the first master planned communities to be built in West Austin. About 40 years old now, Lost Creek is not the typical master planned community you see in the suburbs today. That being said, Lost Creek still feels very much like a community – with wide, tree lined streets, rolling hills, mature landscaping and a diverse mix of architectural style. Another very unique West Austin master planned community, Rob Roy’s 6 sections with different lifestyles appeal to many discerning buyers. The original section of Rob Roy was built in the 1980s and the newer sections were built in the last 10-20 years. One section is behind a 24/7 guard gate, another behind a keypad gate, another is on the lake and another on the creek. Many of the homes sit on estate sized lots and each section has its own HOA. Because Rob Roy spans both sides of Bee Cave Road, it really feels like a collection of independent neighborhoods, rather than one. If you’re looking for luxury homes on estate sized lots, Rob Roy is a great place to start your search.

And, many Senna Hills homes have tile roofs, which gives them a distinct Spanish look and gives home owners a different architectural style.
