Median Price of a Luxury Home in Austin Down 1.84%
In August 2023, the median price of a luxury home in Austin was $1,362,000 compared to $1,387,500 in August 2022, showing a 1.82% decrease in year over year numbers. Last month the median price was $1,375,000, showing a 0.95% decrease in month over month comparisons.
19.3% Decrease in Luxury Home Sales
In August 2023 there were 226 luxury homes that closed escrow compared to 280 in August 2023, showing a 19.3% decrease in year over year numbers. Last month, there were 246 luxury home sales, showing an 8.1% decrease in month over month numbers.
119% Increase in Time to Sell an Austin Luxury Home
In August 2023, the average time to sell a luxury home in Austin is 59 days compared to 27 days in August 2022 showing a 119% decrease in year over year comparisons. Last month, the average time to sell was 51 days, showing a 15.7% increase in month over month numbers.

For those of you who prefer to see the actual numbers, we’ve listed the figures for August 2023 Austin area luxury home sales below. The most expensive luxury home that sold in August 2023 sold for $5,725,000 and the least expensive luxury home sold for $1,000,000. Austin luxury homes ranged in size from 1,200 sqft – 6,258 sqft with an average size of 3,563 sqft. The average price per square foot for a luxury home that sold in Austin in August 2023 was $473.65 with the lowest being $229.99/sqft and the highest being $1,250/sqft. It took, on average, 51 days to sell a luxury home in Austin and sellers received, on average, 92.07% of their original list prices.
