Austin Multi Family Properties Under Contract Up 21%
In November 2018, 29 multi-family properties went pending (under contract) in Austin compared to 24 in November 2017, showing a 21% increase in year over year numbers.
Austin Multi Family Property Median Price Up 5%
The median home price of a multi-family property in Austin in November 2017 was $362,500 compared to $380,000 in November 2018, marking a 5% ($17,500) increase in year over year numbers.
Median home price helps us see the distribution of multi-family properties sold and does not really give us an indication of the increase or decrease in a particular property’s market value. 25% Increase in Austin Multi Family Property Inventory
In November 2018, we saw 3.7 months of inventory on the market, compared to 3.0 months of inventory in November 2017, showing a 25% increase in year over year numbers. Multi-family inventory has been low all year so this will be a welcome change for buyers looking for more choices.
Time to Sell Multi Family Property in Austin Down 26%
In November 2018, it took 42 days to sell a multi family property in Austin, on average, compared to 56 days in November 2017, marking a 26% (15 day) decrease in year over year numbers. Time to sell numbers increased quite dramatically in September and have maintained since then.
Number of Multi Family Properties Taken Off the Market Up 144%
In November 2017, there were 9 multi family properties taken off the market compared to 22 in November 2018, marking a 144% increase in year over year numbers.

Number of Sold Multi Family Properties in Austin Up 55%
In November 2018, Austin saw a 55% increase in the number of multi family properties sold from November 2017 to November 2018. In November 2018 there were 31 multi family properties that sold vs. 20 in November 2017, a 55% increase in year over year numbers.
Number of Multi Family Properties on the Market Up 52%
In November 2018, we had 158 multi-family properties for sale in Austin, compared to 104 in November 2017, showing a 52% (54 property) increase in year over year numbers.
20% Increase in the Number of Multi Family Properties Listed for Sale
In November 2018, we saw 42 multi family properties introduced to the market compared to 35 in November 2017, showing a 20% (7 property) increase in year over year numbers.
Supply Up 52% and Demand Up 55%
This month we saw a 52% increase in supply (number of properties for sale) and a 55% increase in demand (number of sold properties). This summer has been an extreme seller’s market in multi-family properties, but fall is looking like a mixed bag.
Median for Sale up 4% vs Median Sold Price Up 5%
This chart compares the Median for Sale Price vs the Median Sold Price to show their relationship. In Austin, we saw a 4% increase in the median for sale price and a 5% increase in the median sold price of a multi family property in year over year numbers. The median for sale price of a multi-family property in Austin went from $431,750 in November 2017 to $449,500 in November 2018, showing a $17,750 increase. The median sold price of a multi-family property in Austin went from $362,500 in November 2017 to $380,000 in November 2018, showing a $17,500 increase.

November 2018 Austin Multi Family Real Estate Price Report – Strictly Numbers
For those of you who prefer to see the actual numbers, we’ve included the figures for November 2018 Austin multi family sales below. The most expensive property that sold in November 2018 sold for $725,000 and the least expensive multi family property sold for $172,500. Multi family properties ranged in size from 1,672 sqft – 3,968 sqft with an average size of 2,358 sqft. The average price per square foot for a multi family property that sold in Austin in November 2018 was $167.64 with the lowest being $73.22/sqft and the highest being $307.14/sqft. It took, on average, 36 days to sell a multi family property in Austin and sellers received, on average, 93.13% of their original list prices.
