Number of Austin Condos Sold Down 9%
In September 2016, 205 condos sold in Austin compared to 225 in September 2015, marking a 9% (20 condo) decrease in year over year numbers.
22% Increase in the Number of Condos Under Contract
In September 2016, there were 224 condos that went under contract (pending) in Austin compared to 184 in September 2015, marking a 22% (40 condo) increase in year over year numbers.
Time to Sell an Austin Condo Up 16%
In September 2016, it took 50 days to sell a condo in Austin compared to 43 days in September 2015 marking a 16% (7 day) increase in year over year numbers.
Austin Condo Inventory Up 11%
In September 2016, we had 3.3 months of inventory on the Austin condo market compared to 2.9 months in September 2015, showing an 11% increase in year over year inventory numbers. It seems the condo market has slowed a bit compared to last year. It will be interesting to see if this trend continues next month.
Number of Austin Condos Listed for Sale Up 28%
In September 2016, there were 321 condos and townhomes listed for sale in Austin compared to 251 in September 2015 marking a 28% increase in year over year numbers. Even though inventory is up, sellers are still confident in their ability to find a buyer for their condos.
Number of Condos on the Austin Market Up 27%
In September 2016, there were 1,030 condos and townhomes for sale in Austin compared to 808 in September 2015, marking a 27% increase in year over year numbers. Buyers this year have more choices than they have in previous years.
Median Sold Price of Austin Condos Saw No Change
In September 2016, the median sold price of a condo in Austin was $240,000 compared to $239,800 in September 2015, marking a $200 increase in year over year numbers. Again this month, prices did not soften even though inventory has increased from last year.
Median For Sale Price Up 9% vs Median Sold Price Saw No Change
In September 2016, the median price of a for sale condo in Austin was $369,900 compared to $340,656 in September 2015, marking a 9% increase. The median sold price of a condo in Austin went from $239,800 in September 2015 to $240,000 in September 2016, marking essentially no change.
Number of Austin Condos Taken off the Market Down 11%
The number of expired condos in Austin (number of condos that were taken off the market) was down 11% or 9 condos in year over year figures. In September 2016, there were 75 condos taken off the market compared to 84 in September 2015. For the first time in several months, we saw fewer condos taken off the market than in the previous year.
Austin Condo Supply Up 27% and Condo Demand Down 9%
This month we saw a 27% increase in the supply (number of condos for sale) and a 9% decrease in demand for Austin condos. With more supply than demand, buyers might have an edge in a negotiation.

September 2016 Austin Condo Numbers
In September 2016, there were 209 condos and townhomes that sold in Austin. Condos ranged in size from 369-4,397 sq ft with 1-4 bedrooms and 1-4 bathrooms. The most expensive condo that sold in Austin sold for $3,100,000 and the least expensive condo sold for $68,000. It took, on average, 41 days to sell a condo in Austin and sellers received, on average, 97.18% of their original list prices. The average price per square foot of a condo in Austin in September 2016 was $253.52.

If you are looking strictly at the numbers, it appears as though the recommendation is – it is time to buy. Demand is down 9% while supply is up 27%, giving buyers a solid edge in a negotiation. With more inventory on the market, buyers have significantly more choices than they had earlier in the year. The condo market has slowed faster than the single family home market. Make offers and see where you can get the best deals. You may find a seller who needs to sell and is willing to make a deal. Even though time to sell has increased, buyers are still buying. Make your condo stand out as a value compared to the competition and you will be successful at getting an offer quickly.
