The August 2016 Austin Luxury Real Estate Price Report covers the luxury market in the following Austin metro area counties: Travis, Williamson and Hays.
Number of Luxury Homes Listed for Sale Up 8%
In August 2016, there were 96 luxury homes introduced to the market compared to 89 in August 2015, marking an 8% (7 home) increase in year over year numbers.
Austin Luxury Homes Under Contract Up 33%
In August 2016, 72 luxury homes went pending in the Austin area compared to 54 in August 2015, marking a 33% (18 home) increase in year over year numbers. Summer 2016 finished strong for the Austin luxury real estate market.
20% Increase in the Number of Luxury Home Sales in Austin
In August 2016, 65 luxury homes sold compared to 54 luxury homes in August 2015, marking a 20% increase in year over year numbers. This month we saw an increase in closed and pending luxury sales. The Summer buying season appears to be lasting longer than in previous years.
Austin Luxury Housing Inventory Down 16%
In August 2016, there was 9.3 months of inventory on the Austin luxury real estate market compared to 11.1 months in August 2015. This marked a 16% decrease in year over year numbers. Though still technically a buyer’s market, luxury home owners should be pleased to see the decrease in inventory.
Time to Sell Luxury Home in Austin Up 51%
In August 2016, it took 137 days to sell a luxury home in Austin, on average, compared to 91 days in August 2015, marking a 51% increase in year over year numbers.
Austin Median Luxury Home Price Saw a 1% Increase
This month, we saw a 1% increase in the median home sale price of a luxury home in the Austin area. The median home price in August 2016, when you consider homes that sold for $1 million or more, was $1,285,000 compared to $1,272,000 in August 2015.
Median home price helps us see the distribution of homes sold and does not really give us an indication of the increase or decrease in a particular home’s market value. 13% More Homes on the Luxury Market
In August 2016, there were 801 luxury homes for sale in the Austin area, compared to 706 in August 2015, marking a 13% increase in year over year numbers. This year we are seeing more luxury home sellers confident enough in the market to list their homes for sale.
15% Increase in the Number of Luxury Homes Taken Off the Market
In August 2016 there were 61 luxury homes taken off the market compared to 53 in August 2015, showing a 15% increase in year over year numbers. We should continue to see an increase in luxury homes taken off the market through the end of the year, especially as we get closer to the Holidays.

Luxury Supply is Up 13% and Luxury Demand Up 20%
This month we saw a 13% increase in luxury housing supply (number of properties for sale) and a 20% increase in luxury demand (number of sold properties). Both luxury buyers and sellers were active in the real estate market this month.
Median for Sale Price Up 3% vs Median Sold Price Up 1%
In the Austin area, we saw a 3% increase in the median for sale price of a luxury home and a 1% increase in the median sold price of a luxury home in year over year numbers.

August 2016 Luxury Real Estate Price Report – Strictly Numbers
For those of you who prefer to see the actual numbers, we’ve listed the figures for August 2016 Austin area luxury home sales below. The most expensive luxury home that sold in August 2016 sold for $3,386,600 and the least expensive luxury home sold for $1,000,000. Austin luxury homes ranged in size from 2,352 sqft – 8,436 sqft with an average size of 4,549 sqft. The average price per square foot for a luxury home that sold in Austin in August 2016 was $342.66 with the lowest being $156.17/sqft and the highest being $566.70/sqft. It took, on average, 121 days to sell a luxury home in Austin and sellers received, on average, 90.07% of their original list prices.
