Number of Luxury Homes Listed for Sale Up 37%
In December 2017, there were 52 luxury homes introduced to the market compared to 38 in December 2016, marking a 37% (14 home) increase in year over year numbers.
Austin Luxury Homes Under Contract Up 40%
In December 2017, 42 luxury homes went pending in the Austin area compared to 30 in December 2016, marking a 40% (12 home) increase in year over year numbers.
8% Decrease in the Number of Luxury Home Sales in Austin
In December 2017, 57 luxury homes sold compared to 62 luxury homes in December 2016, marking an 8% decrease in year over year numbers.
Austin Luxury Housing Inventory Down 21%
In December 2017, there was 13.3 months of inventory on the Austin luxury real estate market compared to 16.9 months in December 2016 – a 21% decrease in year over year numbers. Inventory hit its lowest in May 2017 and since then has rebounded.
Time to Sell Luxury Home in Austin Down 19%
In December 2017, it took 119 days to sell a luxury home in Austin, on average, compared to 146 days in December 2016, marking a 19% decrease in year over year numbers. This is a strong stat for a winter market when activity generally slows.
Austin Median Luxury Home Price Up 9%
This month, the median home sale price of a luxury home in the Austin area was up 9%. The median home price in December 2017, when you consider homes that sold for $1 million or more, was $1,365,000 compared to $1,250,000 in December 2016.
Median home price helps us see the distribution of homes sold and does not really give us an indication of the increase or decrease in a particular home’s market value. 15% More Homes on the Luxury Market
In December 2017, there were 707 luxury homes for sale in the Austin area, compared to 614 in December 2016, marking a 15% increase in year over year numbers.
Number of Luxury Homes Taken Off the Market Up 38%
In December 2017 there were 106 luxury homes taken off the market compared to 77 in December 2016, showing a 38% (29 home) increase in year over year numbers.

Luxury Supply is Up 15% – Luxury Demand Down 8%
This month we saw a 15% increase in luxury housing supply (number of properties for sale) and an 8% decrease in luxury demand (number of sold properties). Buyers have a slight edge in negotiations this month.
No Change in Median for Sale Price – Median Sold Price Up 9%
In the Austin area, we saw virtually no change in median for sale price of a luxury home, while the median sold price of a luxury home was up 9% in year over year numbers. The median for sale price of a luxury home was $1,695,500 in December 2017 compared to $1,699,000 in December 2016 marking an $4,000 decrease in year over year numbers. The median sold price of a luxury home was $1,365,000 in December 2017 and $1,250,000 December 2016, showing a 9% increase in year over year numbers.

For those of you who prefer to see the actual numbers, we’ve listed the figures for December 2017 Austin area luxury home sales below. The most expensive luxury home that sold in December 2017 sold for $10,950,000 and the least expensive luxury home sold for $1,000,000. Austin luxury homes ranged in size from 2,012 sqft – 11,833 sqft with an average size of 4,652 sqft. The average price per square foot for a luxury home that sold in Austin in December 2017 was $364.33 with the lowest being $160.80/sqft and the highest being $925.38 /sqft. It took, on average, 119 days to sell a luxury home in Austin and sellers received, on average, 88.34% of their original list prices.
