Number of Luxury Homes Listed for Sale Up 8%
In February 2020, there were 178 luxury homes introduced to the market compared to 165 in February 2019, marking an 8% (13 home) increase in year over year numbers. This year has started strong for the Austin luxury housing market.
Austin Luxury Homes Under Contract Saw a 15% Increase
In February 2020, 105 luxury homes went pending in the Austin area compared to 91 in February 2019, marking a 15% (14 home) increase in year over year numbers.
27% Increase in the Number of Luxury Home Sales in Austin
In February 2020, 62 luxury homes sold compared to 49 luxury homes in February 2019, marking a 27% (13 home) increase in year over year numbers.
Austin Luxury Housing Inventory Down 11%
In February 2020, there was 5.4 months of inventory on the Austin luxury real estate market compared to 6.0 months in February 2019, an 11% (0.6 month) decrease in year over year numbers.
Time to Sell Luxury Home in Austin Saw a 12% Decrease
In February 2020, it took 91 days to sell a luxury home in Austin, on average, compared to 104 days in February 2019, marking a 12% (12 day) decrease in year over year numbers.
Austin Median Luxury Home Price Saw a 16% Increase
This month, the median home sale price of a luxury home in the Austin area saw a 16% ($197,500) increase in year over year numbers. The median home price in February 2020, when you consider homes that sold for $1 million or more, was $1,435,500 compared to $1,238,000 in February 2019.
Median home price helps us see the distribution of homes sold and does not really give us an indication of the increase or decrease in a particular home’s market value. 8% Increase in the Number of Homes on the Luxury Market
In February 2020, there were 717 luxury homes for sale in the Austin area, compared to 686 in February 2019, marking an 8% (51 home) increase in year over year numbers.
Number of Luxury Homes Taken Off the Market Saw a 72% Increase
In February 2020 there were 50 luxury homes taken off the market compared to 29 in February 2019, showing a 72% (21 home) increase in year over year numbers.

Luxury Supply Up 8% – Luxury Demand Up 27%
This month we saw an 8% increase in luxury housing supply (number of properties for sale) and a 27% increase in luxury demand (number of sold properties).
Median for Sale Price Saw a 3% Increase – Median Sold Price Saw a 16% Increase
In the Austin area, we saw a 3% increase in median for sale price of a luxury home, while the median sold price of a luxury home saw a 16% increase in year over year numbers. The median for sale price of a luxury home was $1,695,00 in February 2020 compared to $1,650,000 in Febuary 2019 marking a 3% ($45,000) increase in year over year numbers. The median sold price of a luxury home was $1,435,500 in February 2020 and $1,238,000 in February 2019, showing a 16% ($197,500) increase in year over year numbers.

February 2020 Luxury Real Estate Price Report – Strictly Numbers
For those of you who prefer to see the actual numbers, we’ve listed the figures for February 2020 Austin area luxury home sales below. The most expensive luxury home that sold in February 2020 sold for $6,750,000 and the least expensive luxury home sold for $1,000,000. Austin luxury homes ranged in size from 640 sqft – 8,429 sqft with an average size of 4,014 sqft. The average price per square foot for a luxury home that sold in Austin in February 2020 was $460.70 with the lowest being $185.20/sqft and the highest being $2,019.38/sqft. It took, on average, 105 days to sell a luxury home in Austin and sellers received, on average, 95.44% of their original list prices.
