Number of Luxury Homes Listed for Sale Up 15%
In January 2017, there were 113 luxury homes introduced to the market compared to 98 in January 2016, marking a 15% (15 home) increase in year over year numbers.
Austin Luxury Homes Under Contract Up 71%
In January 2017, 58 luxury homes went pending in the Austin area compared to 34 in January 2016, marking a 71% (24 home) increase in year over year numbers.
59% Increase in the Number of Luxury Home Sales in Austin
In January 2017, 35 luxury homes sold compared to 22 luxury homes in January 2016, marking a 59% increase in year over year numbers.
38% Decrease in Austin Luxury Housing Inventory
In January 2017, there was 8.2 months of inventory on the Austin luxury real estate market compared to 13.1 months in January 2016. This marked a 38% (5.0 month) decrease in year over year numbers. This January was a much more active month in the Austin luxury real estate market than last.
Time to Sell Luxury Home in Austin Up 92%
In January 2017, it took 138 days to sell a luxury home in Austin, on average, compared to 72 days in January 2016, marking a 92% increase in year over year numbers.
Austin Median Luxury Home Price Up 7%
This month, we saw an 7% increase in the median home sale price of a luxury home in the Austin area. The median home price in January 2017, when you consider homes that sold for $1 million or more, was $1,562,800 compared to $1,457,500 in January 2016.
Median home price helps us see the distribution of homes sold and does not really give us an indication of the increase or decrease in a particular home’s market value. 15% More Homes on the Luxury Market
In January 2017, there were 595 luxury homes for sale in the Austin area, compared to 519 in January 2016, marking a 15% increase in year over year numbers.
64% Increase in the Number of Luxury Homes Taken Off the Market
In January 2017 there were 64 luxury homes taken off the market compared to 39 in January 2016, showing a 64% increase in year over year numbers.

Luxury Supply is Up 15% – Luxury Demand Up 59%
This month we saw a 15% increase in luxury housing supply (number of properties for sale) and a corresponding increase in luxury demand (number of sold properties), up 59%.
Median for Sale Price Saw a 6% Decrease vs 7% Increase in Median Sold Price
In the Austin area, we saw a 6% decrease in the median for sale price of a luxury home and a 7% increase in the median sold price of a luxury home in year over year numbers.

For those of you who prefer to see the actual numbers, we’ve listed the figures for January 2017 Austin area luxury home sales below. The most expensive luxury home that sold in January 2017 sold for $6,200,000 and the least expensive luxury home sold for $1,000,000. Austin luxury homes ranged in size from 1,476 sqft – 10,844 sqft with an average size of 4,624 sqft. The average price per square foot for a luxury home that sold in Austin in January 2017 was $420.56 with the lowest being $206.45/sqft and the highest being $1,224.65/sqft. It took, on average, 87 days to sell a luxury home in Austin and sellers received, on average, 91.24% of their original list prices.
