Number of Luxury Homes Listed for Sale Up 31%
In January 2020, there were 152 luxury homes introduced to the market compared to 116 in January 2019, marking a 31% (36 home) increase in year over year numbers. This was an especially active January in the Austin luxury real estate market.
Austin Luxury Homes Under Contract Saw a 34% Increase
In January 2020, 78 luxury homes went pending in the Austin area compared to 58 in January 2019, marking a 34% (20 home) increase in year over year numbers.
17% Decrease in the Number of Luxury Home Sales in Austin
In January 2020, 39 luxury homes sold compared to 47 luxury homes in January 2019, marking a 17% (8 home) decrease in year over year numbers.
Austin Luxury Housing Inventory Down 20%
In January 2020, there was 6.9 months of inventory on the Austin luxury real estate market compared to 8.6 months in January 2019 – a 20% (1.7 month) decrease in year over year numbers.
Time to Sell Luxury Home in Austin Saw a 10% Decrease
In January 2020, it took 86 days to sell a luxury home in Austin, on average, compared to 96 days in January 2019, marking a 10% (10 day) decrease in year over year numbers.
Austin Median Luxury Home Price Saw a 12% Decrease
This month, the median home sale price of a luxury home in the Austin area saw a 12% ($166,363) decrease in year over year numbers. The median home price in January 2020, when you consider homes that sold for $1 million or more, was $1,258,637 compared to $1,425,000 in January 2019.
Median home price helps us see the distribution of homes sold and does not really give us an indication of the increase or decrease in a particular home’s market value. 10% Increase in the Number of Homes on the Luxury Market
In January 2020, there were 655 luxury homes for sale in the Austin area, compared to 598 in January 2019, marking a 10% (57 home) increase in year over year numbers.
Number of Luxury Homes Taken Off the Market Saw No Change
In January 2020 there were 39 luxury homes taken off the market compared to 39 in January 2019, showing no change in year over year numbers.

Luxury Supply Up 10% – Luxury Demand Down 17%
This month we saw a 10% increase in luxury housing supply (number of properties for sale) and a 17% decrease in luxury demand (number of sold properties).
Median for Sale Price Saw a 3% Increase – Median Sold Price Saw a 12% Decrease
In the Austin area, we saw a 3% increase in median for sale price of a luxury home, while the median sold price of a luxury home saw a 12% decrease in year over year numbers. The median for sale price of a luxury home was $1,695,00 in January 2020 compared to $1,650,000 in January 2019 marking a 3% ($45,000) increase in year over year numbers. The median sold price of a luxury home was $1,258,637 in January 2020 and $1,425,000 in January 2019, showing a 12% ($166,363) decrease in year over year numbers.

January 2020 Luxury Real Estate Price Report – Strictly Numbers
For those of you who prefer to see the actual numbers, we’ve listed the figures for January 2020 Austin area luxury home sales below. The most expensive luxury home that sold in January 2020 sold for $4,199,000 and the least expensive luxury home sold for $1,000,000. Austin luxury homes ranged in size from 1,838 sqft – 7,887 sqft with an average size of 3,961 sqft. The average price per square foot for a luxury home that sold in Austin in January 2020 was $370.93 with the lowest being $152.38/sqft and the highest being $598.48/sqft. It took, on average, 106 days to sell a luxury home in Austin and sellers received, on average, 92.49% of their original list prices.
