The July 2017 Austin Luxury Real Estate Price Report covers the luxury market in the following Austin metro area counties: Travis, Williamson and Hays.
Number of Luxury Homes Listed for Sale Down 2%
In July 2017, there were 129 luxury homes introduced to the market compared to 132 in July 2016, marking a 2% (3 home) decrease in year over year numbers.
Austin Luxury Homes Under Contract Up 54%
In July 2017, 88 luxury homes went pending in the Austin area compared to 57 in July 2016, marking a 54% (31 home) increase in year over year numbers.
48% Increase in the Number of Luxury Home Sales in Austin
In July 2017, 92 luxury homes sold compared to 62 luxury homes in July 2016, marking a 48% increase in year over year numbers.
29% Decrease in Austin Luxury Housing Inventory
In July 2017, there was 9.2 months of inventory on the Austin luxury real estate market compared to 13.0 months in July 2016. This marked a 29% (3.8 month) decrease in year over year numbers. Inventory hit its lowest in May 2017 and since then has rebounded slightly.
Time to Sell Luxury Home in Austin Down 21%
In July 2017, it took 90 days to sell a luxury home in Austin, on average, compared to 115 days in July 2016, marking a 21% decrease in year over year numbers. With the increase in activity, buyers are having to be more decisive.
Austin Median Luxury Home Price Up 6%
This month, we saw the median home sale price of a luxury home in the Austin area increase 6%. The median home price in July 2017, when you consider homes that sold for $1 million or more, was $1,327,500 compared to $1,257,800 in July 2016.
Median home price helps us see the distribution of homes sold and does not really give us an indication of the increase or decrease in a particular home’s market value. 12% More Homes on the Luxury Market
In July 2017, there were 991 luxury homes for sale in the Austin area, compared to 888 in July 2016, marking an 12% increase in year over year numbers.
No Change in the Number of Luxury Homes Taken Off the Market
In July 2017 there were 91 luxury homes taken off the market compared to 91 in July 2016, showing no change in year over year numbers.

Luxury Supply is Up 12% – Luxury Demand Up 48%
This month we saw a 12% increase in luxury housing supply (number of properties for sale) and a 48% increase in luxury demand (number of sold properties). Sellers are seeing an advantage this month as demand increases.
Median for Sale Price Saw a 6% Decrease vs 6% Increase Median Sold Price
In the Austin area, we saw a 6% decrease in the median for sale price of a luxury home and a 6% increase in the median sold price of a luxury home in year over year numbers. The median for sale price of a luxury home was $1,590,000 in July 2017 compared to $1,688,250 in July 2016 marking a $98,250 decrease in year over year numbers. The median sold price of a luxury home was $1,327,500 in July 2017 versus $1,257,800 in July 2016, marking an $69,700 increase in year over year numbers.

For those of you who prefer to see the actual numbers, we’ve listed the figures for July 2017 Austin area luxury home sales below. The most expensive luxury home that sold in July 2017 sold for $21,794,000 and the least expensive luxury home sold for $1,007,000. Austin luxury homes ranged in size from 1,910 sqft – 11,177 sqft with an average size of 4,426 sqft. The average price per square foot for a luxury home that sold in Austin in July 2017 was $389.58 with the lowest being $194.30 /sqft and the highest being $3,308.14 /sqft. It took, on average, 76 days to sell a luxury home in Austin and sellers received, on average, 91.72% of their original list prices.
