Median Price of a Luxury Home in Austin Up 3.4%
In July 2023, the median price of a luxury home in Austin was $1,375,000 compared to $1,300,000 in July 2022, showing a 3.4% increase in year over year comparisons. Last month, the median price was $1,375,000, showing no change in month over month comparisons.
9.9% Decrease in Luxury Home Sales
In July 2023, there were 246 luxury homes that closed escrow compared to 273 in July 2022, showing a 9.9% decrease in year over year comparisons. Last month, there were 271 luxury home sales, showing a 9.2% decrease in month over month comparisons.
155% Increase in Time to Sell
In July 2023, the average time to sell a luxury home in Austin was 51 days compared to 20 days in July 2022, showing a 155% increase in year over year comparisons. Last month, in June 2023, the average time to sell was 42 days, showing a 21.4% increase in month over month comparisons.

For those of you who prefer to see the actual numbers, we’ve listed the figures for July 2023 Austin area luxury home sales below. The most expensive luxury home that sold in July 2023 sold for $5,725,000 and the least expensive luxury home sold for $1,000,000. Austin luxury homes ranged in size from 1,200 sqft – 6,258 sqft with an average size of 3,563 sqft. The average price per square foot for a luxury home that sold in Austin in July 2023 was $473.65 with the lowest being $229.99/sqft and the highest being $1,250/sqft. It took, on average, 51 days to sell a luxury home in Austin and sellers received, on average, 92.07% of their original list prices.
