The June 2016 Austin Luxury Real Estate Price Report covers the luxury market in the following Austin metro area counties: Travis, Williamson and Hays.
Number of Luxury Homes Listed for Sale Up 12%
In June 2016, there were 154 luxury homes introduced to the market compared to 138 in June 2015, marking a 12% (16 home) increase in year over year numbers. Luxury home owners have recognized the increase in demand for luxury homes in Austin and are attempting to sell their luxury homes.
Austin Luxury Homes Under Contract Up 1%
In June 2016, 70 luxury homes went pending in the Austin area compared to 69 in June 2015, marking a 1% (1 home) increase in year over year numbers. This month was just about as active as last June.
76% Increase in the Number of Luxury Home Sales in Austin
In June 2016, 81 luxury homes sold compared to 46 luxury homes in June 2015, marking a 76% increase in year over year numbers. This month saw a significant increase in the number of luxury homes that closed escrow, showing just how many luxury buyers have surfaced in the Austin market.
Austin Luxury Housing Inventory Up 19%
In June 2016, there was 10.4 months of inventory on the Austin luxury real estate market compared to 8.7 months in June 2015. This marked a 19% increase in year over year numbers. With the increase in demand, more luxury home owners are looking to unload their homes, which has caused an increase in luxury home inventory.
Time to Sell Luxury Home in Austin Up 31%
In June 2016, it took 105 days to sell a luxury home in Austin, on average, compared to 80 days in June 2015, marking an 31% increase in year over year numbers. Typically when we see a significant increase in closed sales, we also see a corresponding increase in time to sell. Buyers faced with limited choices often select homes that have been on the market for a while in an attempt to negotiate a better deal.
Austin Median Luxury Home Price Saw a Slight Decrease
This month, we saw a $1,000 decrease in the median home sale price of a luxury home in the Austin area. The median home price in June 2016, when you consider homes that sold for $1 million or more, was $1,300,000 compared to $1,299,000 in June 2015.
Median home price helps us see the distribution of homes sold and does not really give us an indication of the increase or decrease in a particular home’s market value. 18% More Homes on the Luxury Market
In June 2016, there were 859 luxury homes for sale in the Austin area, compared to 730 in June 2015, marking an 18% increase in year over year numbers. This year we are seeing more luxury home sellers confident enough in the market to list their homes for sale.
2% Increase in the Number of Luxury Homes Taken Off the Market
In June 2016 there were 60 luxury homes taken off the market compared to 59 in June 2015, showing a 2% increase in year over year numbers.

Luxury Supply is Up 18% and Luxury Demand Up 76%
This month we saw an 18% increase in luxury housing supply (number of properties for sale) and a 76% increase in luxury demand (number of sold properties).
Median for Sale Price Up 3% vs Median Sold Price Remained Constant
In the Austin area, we saw a 3% increase in the median for sale price of a luxury home and no change in the median sold price of a luxury home in year over year numbers.

June 2016 Luxury Real Estate Price Report – Strictly Numbers
For those of you who prefer to see the actual numbers, we’ve listed the figures for June 2016 Austin area luxury home sales below. The most expensive luxury home that sold in June 2016 sold for $7,210,000 and the least expensive luxury home sold for $1,000,000. Austin luxury homes ranged in size from 1,894 sqft – 9,154 sqft with an average size of 4,455 sqft. The average price per square foot for a luxury home that sold in Austin in June 2016 was $367.88 with the lowest being $189.45/sqft and the highest being $1,000/sqft. It took, on average, 72 days to sell a luxury home in Austin and sellers received, on average, 92.55% of their original list prices.
