The September 2015 Austin Luxury Real Estate Price Report covers the luxury market in the following Austin metro area counties: Travis, Williamson and Hays.
Number of Luxury Homes Listed for Sale Up 56%
In September 2015, there were 98 luxury homes introduced to the market compared to 63 in September 2014, marking a 56% (35 home) increase in year over year numbers. This year, luxury sellers seem to be much more confident in the direction of the Austin luxury housing market. We are seeing a significant increase in new luxury listings. If you’re a buyer looking to buy, you should be pleased you’ll have some more choices.
Austin Luxury Homes Under Contract Up 20%
In September 2015, 55 luxury homes went pending in the Austin area compared to 46 in September 2014, marking a 20% increase in year over year numbers. Buyers also seem to share the same confidence in the luxury real estate market as sellers.
4% Increase in the Number of Luxury Home Sales in Austin
In September 2015, 47 luxury homes sold compared to 45 luxury homes in September 2014, marking an 4% (2 home) increase in year over year numbers.
Austin Luxury Housing Inventory Up 5%
In September 2015, there was 10.6 months of inventory on the Austin luxury real estate market compared to 10.1 months in September 2014. This marked a 5% increase in year over year numbers.
Time to Sell Luxury Home in Austin Up 12%
In September 2015, it took 108 days to sell a luxury home in Austin, on average, compared to 97 days in September 2014, marking a 12% increase in year over year numbers.
Austin Median Luxury Home Price Up 10%
This month, we saw a 10% increase in the median home sale price of a luxury home in the Austin area. The median home price in September 2015, when you consider homes that sold for $1 million or more, was $1,398,900 compared to $1,275,000 in September 2014.
Median home price helps us see the distribution of homes sold and does not really give us an indication of the increase or decrease in a particular home’s market value. 31% More Homes on the Luxury Market
In September 2015, there were 736 luxury homes for sale in the Austin area, compared to 560 in September 2014, marking a 31% increase in year over year numbers. It seems luxury sellers are looking to capitalize on the increase in demand for luxury homes in Austin.
100% Increase in the Number of Luxury Homes Taken Off the Market
In September 2015 there were 76 luxury homes taken off the market compared to 38 in September 2014, showing a 100% increase in year over year numbers.

Luxury Supply is Up 30% and Luxury Demand is Up 4%
This month we saw a 30% increase in luxury housing supply (number of properties for sale) and a 4% increase in luxury demand (number of sold properties).
Median for Sale Price Down 4% vs Median Sold Price Up 10%
In the Austin area, we saw a 4% decrease in the median for sale price of a luxury home and a 10% increase in the median sold price of a luxury home in year over year numbers.

For those of you who prefer to see the actual numbers, we’ve listed the figures for September 2015 Austin area luxury home sales below. The most expensive luxury home that sold in September 2015 sold for $2,700,000 and the least expensive luxury home sold for $1,000,000. Austin luxury homes ranged in size from 2,593 sqft – 7,153 sqft with an average size of 4,337 sqft. The average price per square foot for a luxury home that sold in Austin in September 2015 was $353.48 with the lowest being $180.81/sqft and the highest being $662.15/sqft. It took, on average, 93 days to sell a luxury home in Austin and sellers received, on average, 92.07% of their original list prices.
