Austin Multi Family Properties Under Contract Down 38%
In March 2023, 20 multi-family properties went pending (under contract) in Austin compared to 32 in March 2022, showing a 38% (12 property) decrease in year over year numbers.
Austin Multi Family Property Median Price Down 9%
The median home price of a multi-family property in Austin in March 2023 was $590,000 compared to $649,000 in March 2022, marking a 9% ($59,000) decrease in year over year numbers.
Median home price helps us see the distribution of multi-family properties sold and does not really give us an indication of the increase or decrease in a particular property’s market value. 374% Increase in Austin Multi Family Property Inventory
In March 2023, we saw 4.3 months of inventory on the market, compared to 0.9 months of inventory in March 2022, showing a 374% (3.4 month) increase year over year numbers.
Time to Sell Multi Family Property in Austin Up 53%
In March 2023, it took 40 days to sell a multi family property in Austin, on average, compared to 26 days in March 2022, marking a 53% increase in year over year numbers. The median time to sell a multi-family home in Austin in March 2023 was 20 days, down from 56 days last month. We are seeing fewer multi family properties sell, so sample sizes aren’t large. This month we had 17 multi family properties sell, compared to last month where we had 11 and the previous month where we had 13.
Number of Multi Family Properties Taken Off the Market Saw a 133% Increase
In March 2022, there were 3 multi family properties taken off the market compared to 7 in March 2023, marking a 133% (4 property) increase in year over year numbers.

Number of Sold Multi Family Properties in Austin Down 48%
In March 2023, Austin saw a 48% decrease in the number of multi family properties sold in year over year numbers. In March 2023 there were 17 multi family properties that sold versus 33 in March 2022, marking a 48% (16 property) decrease in year over year numbers.
Number of Multi Family Properties on the Market Saw a 77% Increase
In March 2023, we had 113 multi-family properties for sale in Austin, compared to 64 in March 2022, showing a 77% (49 property) increase in year over year numbers.
20% Increase in the Number of Multi Family Properties Listed for Sale
In March 2023, we saw 49 multi family properties introduced to the market compared to 41 in March 2022, showing a 20% (8 property) increase in year over year numbers.
Supply Saw a 77% Increase and Demand Down 48%
This month we saw a 77% increase in supply (number of properties for sale) and a 48% decrease in demand (number of sold properties).
Median for Sale Up 6% vs Median Sold Price Down 9%
This chart compares the Median for Sale Price vs the Median Sold Price to show their relationship. In Austin, we saw a 6% increase in the median for sale price and a 9% decrease in the median sold price of a multi family property in year over year numbers. The median for sale price of a multi-family property in Austin went from $687,450 in March 2022 to $727,000 in March 2023, showing a $39,550 increase. The median sold price of a multi-family property in Austin went from $649,000 in March 2022 to $590,000 in March 2023, showing a 9% ($59,000) decrease.

March 2023 Austin Multi Family Real Estate Price Report – Strictly Numbers
For those of you who prefer to see the actual numbers, we’ve included the figures for March 2023 Austin multi family sales below. The most expensive property that sold in March 2023 sold for $697,450 and the least expensive multi family property sold for $450,000. Multi family properties ranged in size from 1,408 sqft – 3,612 sqft with an average size of 2,008 sqft. The average price per square foot for a multi family property that sold in Austin in March 2023 was $300.95 with the lowest being $180.23/sqft and the highest being $443.89/sqft. It took, on average, 47 days to sell a multi family property in Austin and sellers received, on average, 95.94% of their original list prices.

Time to Buy? Sell?
Looking strictly at the numbers, it appears the recommendation for this month is – it’s time to buy. We have been in a more balanced market since last summer and if trends continue, we might even get into a buyer’s market this year. With inventory at 4.3 months, a 77% increase in supply and a 48% decrease in demand, buyers have more options and less competition. Interest rates have impacted investors who want to put minimum down and remain cash flow positive. They’re having to regroup and come up with a new strategy. If you’re ready now, you might be able to slip in during this transition period and get a good deal.
Looking to sell? If you want top dollar for your multi family property, make it stand out as a value. When buyers are excited about the potential of your property, they’re willing to pay more. If your multi-family property is located in a desirable area or good school district, you’re in an even better position as those are very hard to find. Spend some time preparing the property to meet the market and hire a Realtor who knows how to market multi-family properties.
