Austin Multi Family Properties Under Contract Down 36%
In May 2022, 34 multi-family properties went pending (under contract) in Austin compared to 53 in May 2021, showing a 36% (19 property) decrease in year over year numbers.
Austin Multi Family Property Median Price Up 17%
The median home price of a multi-family property in Austin in May 2022 was $700,000 compared to $600,000 in May 2021, marking a 17% ($100,000) increase in year over year numbers.
Median home price helps us see the distribution of multi-family properties sold and does not really give us an indication of the increase or decrease in a particular property’s market value. 51% Increase in Austin Multi Family Property Inventory
In May 2022, we saw 1.8 months of inventory on the market, compared to 1.2 months of inventory in May 2021, showing a 51% (0.6 month) increase year over year numbers.
Time to Sell Multi Family Property in Austin Up 11%
In May 2022, it took 18 days to sell a multi family property in Austin, on average, compared to 17 days in May 2021, marking an 11% (1 day) increase in year over year numbers. The median time to sell a multi-family home in Austin in May 2022 was 8 days.
Number of Multi Family Properties Taken Off the Market Saw an 50% Increase
In May 2021, there were 12 multi family properties taken off the market compared to 17in May 2022, marking a 50% (6 property) increase in year over year numbers. It seems the interest rate hike hit the multi-family market as well, which is not surprising as interest rates for investment properties went up significantly higher than for primary residences.

Number of Sold Multi Family Properties in Austin Down 19%
In May 2022, Austin saw a 19% decrease in the number of multi family properties sold in year over year numbers. In May 2022 there were 34 multi family properties that sold versus 42 in May 2021, marking a 19% (8 property) decrease in year over year numbers.
Number of Multi Family Properties on the Market Saw a 12% Decrease
In May 2022, we had 112 multi-family properties for sale in Austin, compared to 127 in May 2021, showing a 12% decrease in year over year numbers. As rents go up, we are seeing fewer multi family property owners list their properties.
3% Decrease in the Number of Multi Family Properties Listed for Sale
In May 2022, we saw 68 multi family properties introduced to the market compared to 70 in May 2021, showing a 3% (2 property) decrease in year over year numbers.
Supply Saw a 12% Decrease and Demand Down 19%
This month we saw a 12% decrease in supply (number of properties for sale) and a 19% decrease in demand (number of sold properties).
Median for Sale Up 7% vs Median Sold Price Up 17%
This chart compares the Median for Sale Price vs the Median Sold Price to show their relationship. In Austin, we saw a 7% increase in the median for sale price and a 17% increase in the median sold price of a multi family property in year over year numbers. The median for sale price of a multi-family property in Austin went from $749,950 in May 2021 to $799,000 in May 2022, showing a 7% ($49,050) increase. The median sold price of a multi-family property in Austin went from $600,000 in May 2021 to $700,000 in May 2022, showing a 17% ($100,000) increase.

May 2022 Austin Multi Family Real Estate Price Report – Strictly Numbers
For those of you who prefer to see the actual numbers, we’ve included the figures for May 2022 Austin multi family sales below. The most expensive property that sold in May 2022 sold for $1,825,000 and the least expensive multi family property sold for $400,000. Multi family properties ranged in size from 1,230 sqft – 4,192 sqft with an average size of 2,332 sqft. The average price per square foot for a multi family property that sold in Austin in May 2022 was $326.20 with the lowest being $172.63/sqft and the highest being $743.90/sqft. It took, on average, 19 days to sell a multi family property in Austin and sellers received, on average, 106.4% of their original list prices.

Time to Buy? Sell?
Looking strictly at the numbers, it appears the recommendation for this month is – it’s time to sell. With inventory at 0.6 months, we are in seller’s market territory. We saw a 12% decrease in supply and a 19% decrease in demand, it could seem like there is less demand. However, I believe this has more to do with less inventory. So, I think those numbers alone can be misleading. And, with median price up 17%, buyers are willing to pay more this year than they were last year.
Looking to sell? If you want top dollar for your multi family property, make it stand out as a value. When buyers are excited about the potential of your property, they’re willing to pay more. If your multi-family property is located in a desirable area or good school district, you’re in an even better position as those are very hard to find. Spend some time preparing the property to meet the market and hire a Realtor who knows how to market multi-family properties.
