Austin Multi Family Properties Under Contract Up 59%
In October 2021, 43 multi-family properties went pending (under contract) in Austin compared to 27 in October 2020, showing a 59% (16 property) increase in year over year numbers. Though down from August, we are still seeing spring like sales in the investment property segment of the Austin real estate market. The multi-family housing market doesn’t follow your typical spring/summer buying season as investors are looking for deals at all times of the year.
Austin Multi Family Property Median Price Up 29%
The median home price of a multi-family property in Austin in October 2021 was $597,500 compared to $463,600 in October 2020, marking a 29% ($133,900) increase in year over year numbers.
Median home price helps us see the distribution of multi-family properties sold and does not really give us an indication of the increase or decrease in a particular property’s market value. 24% Increase in Austin Multi Family Property Inventory
In October 2021, we saw 1.4 months of inventory on the market, compared to 1.9 months of inventory in October 2020, showing a 24% (0.4 month) increase in year over year numbers. We saw a pretty significant drop from last month’s figures. It will be interesting to see what happens over the winter season.
Time to Sell Multi Family Property in Austin Up 34%
In October 2021, it took 26 days to sell a multi family property in Austin, on average, compared to 19 days in October 2020, marking a 34% (7 day) increase in year over year numbers. The median time to sell a multi-family home in Austin in October 2021 was 8 days, which is much more representative on how long buyers actually have to make a decision.
Number of Multi Family Properties Taken Off the Market Saw a 118% Increase
In October 2020, there were 11 multi family properties taken off the market compared to 24 in October 2021, marking a 118% (13 property) increase in year over year numbers. This isn’t surprising in the multi family market. Some investors are looking to cash in if they can get a windfall and hold tight if not. When they discover they can’t, they take their properties off the market and continue to collect rent rather than lowering the price.

Number of Sold Multi Family Properties in Austin Up 6%
In October 2021, Austin saw a 6% increase in the number of multi family properties sold in year over year numbers. In October 2021 there were 38 multi family properties that sold versus 36 in October 2020, marking a 6% (2 property) increase in year over year numbers. It will be interesting to see what happens with demand over the next few months.
Number of Multi Family Properties on the Market Up 45%
In October 2021, we had 129 multi-family properties for sale in Austin, compared to 89 in October 2020, showing a 45% (40 property) increase in year over year numbers. With median prices up significantly, multi family property owners are trying to take advantage of the market and cash out.
4% Decrease in the Number of Multi Family Properties Listed for Sale
In October 2021, we saw 48 multi family properties introduced to the market compared to 50 in October 2020, showing a 4% (2 property) decrease in year over year numbers. With such an increase the last few months, we are seeing fewer investors list as many of them that wanted to likely already have.
Supply Up 45% and Demand Up 6%
This month we saw a 45% increase in supply (number of properties for sale) and a 6% increase in demand (number of sold properties).
Median for Sale Up 30% vs Median Sold Price Up 29%
This chart compares the Median for Sale Price vs the Median Sold Price to show their relationship. In Austin, we saw a 30% increase in the median for sale price and a 29% increase in the median sold price of a multi family property in year over year numbers. The median for sale price of a multi-family property in Austin went from $539,000 in October 2020 to $699,000 in October 2021, showing a 30% ($160,000) increase. The median sold price of a multi-family property in Austin went from $463,600 in October 2020 to $597,500 in October 2021, showing a 29% ($133,900) increase.

October 2021 Austin Multi Family Real Estate Price Report – Strictly Numbers
For those of you who prefer to see the actual numbers, we’ve included the figures for October 2021 Austin multi family sales below. The most expensive property that sold in October 2021 sold for $1,400,000 and the least expensive multi family property sold for $390,000. Multi family properties ranged in size from 1,295 sqft – 4,480 sqft with an average size of 2,367 sqft. The average price per square foot for a multi family property that sold in Austin in October 2021 was $294.35 with the lowest being $137.35/sqft and the highest being $538.22/sqft. It took, on average, 21 days to sell a multi family property in Austin and sellers received, on average, 95.24% of their original list prices.

Time to Buy? Sell?
Looking strictly at the numbers, it appears the recommendation for this month is – it’s time to sell. With inventory at 1.4 months, we are in strong seller’s market territory. Though we saw a 45% increase in supply and a 6% increase in demand, there are still very strong buyers out there. And, with median price up 29%, buyers are willing to pay more this year than they were last year.
Looking to sell? If you want top dollar for your multi family property, make it stand out as a value. When buyers are excited about the potential of your property, they’re willing to pay more. If your multi-family property is located in a desirable area or good school district, you’re in an even better position as those are very hard to find.
