92% of Home Buyers are Internet Home Buyers
2013 National Association of Realtors Study of Home Buyers
Technology has changed the way we buy and sell homes in Austin. The Internet is becoming a home buyers’ go to place for information. Its no longer enough to enter your home into the MLS database and hope other Realtors find it. To create a commanding web presence for your home, we create a fully custom, detailed website for each home we sell.
What Will You Find on Your Home’s Custom Website?
The 2010 Study of Home Buyers compiled by the Texas Association of Realtors also asked buyers what website features were most important in their home search. Buyers surveyed told them their Top 6 Types of Content they look for in a real estate website:
- Photos
- Detailed info about properties for sale
- Virtual tours
- Real estate agent contact info
- Neighborhood info
- Interactive maps
Your home’s custom website will give buyers exactly what they’re looking for …. and much more.
Professional Photography
Because buyers are using online photos to identify the homes they want to see in person, its imperative the photos we put online show your home in the best possible light. To do so, we hire a professional photographer who knows about angles and lighting to capture the most flattering shots of your home.
Detailed Info
Your home’s custom website will not only have professional photos, but it will also be described in great detail and over several pages. Buyers will know what its really like to live in your house and will be able to picture themselves doing so.
Virtual Tour
91% of home buyers cited virtual tours as an important factor in identifying the homes they want to see in person. Because it is such an important part of the process for a buyer, we hire a company to produce a professional virtual tour. Virtual tours are the only attachment allowed to an MLS listing when it is pushed to other sites. We want to make sure it shows your home in the best possible light.
Real Estate Agent Contact Info
We’ll make sure our contact info is easily accessible so buyers not working with an agent can get additional info or schedule a showing.
Neighborhood Info
We devote an entire section of the website to information about your neighborhood. A buyer wants to know what its like to live not only in your home, but also in your neighborhood. We provide information about things to do, transportation, commuting, grocery shopping, gyms, schools and (where applicable) walkability. The more information we can provide on your home’s website, the more emotionally attached a potential buyer becomes.
Interactive Maps
We also build a custom, interactive map of nearby amenities. We want to show a potential buyer what’s around. Have your favorite places to eat, get coffee or shop? This is a great place for your input.
Homes for Sale in Your Neighborhood
We include a page showing homes for sale in your neighborhood. We do this because a buyer will go elsewhere to get this information, taking them away from your home’s website. They may or may not come back. By providing nearby homes for sale, we keep them on your home’s website and interested in your home longer.
Video Tour
On top of the virtual tour, we create a video tour of your home which we syndicate to YouTube, Metacafe and other video websites. Video is playing a bigger and bigger role in the way people consume content and we don’t want to miss an opportunity to reach another buyer.
What Do These Custom Websites Look Like?
Here is an example of one of the websites we created for a recent listing.
Do These Custom Websites Work?
Buyers spend, on average, 8-12 minutes on these websites and visit, on average, 10+ pages. In web time 1.5 minutes and 1.5 pages per visit is considered very good. 8-12 minutes is an eternity. It takes us 25-30 hours to create each of these sites. You can rest assured if they didn’t work, we wouldn’t be putting this much of our time into them.
