Southwest Austin is where you’ll see a lot of new growth as Austin continues to expand. In the 1980s and 1990s, much of the growth was south of Austin off MoPac. Today, that area has been pretty well developed (at least up to the Hays County line) and the growth now is happening off Highway 71. Recently, we’ve seen the addition of tons of shopping, grocery stores, restaurants and businesses along Highway 71 all the way to Highway 620. Southwest Austin is served by a highly rated section of the Austin ISD and the Lake Travis ISD. As such, it attracts those looking for quality schools for their kids. What Does Southwest Austin Look Like?
Some parts of Southwest Austin, like the area south of 290 between MoPac and 35, are fairly flat. That area is also the more established section of Southwest Austin and has homes that were built in the 1970s and 1980s. You will see some smaller, newer neighborhoods, but for the most part, you’ll find established neighborhoods with character. As you go west of MoPac, you’ll start to see rolling hills. There is more open space as you head west and you’ll find a mix of homes on large parcels, ranch type properties and master planned communities. Circle C, one of Southwest Austin’s most popular master planned communities, is located west of MoPac and east of 1826 along with Village of Western Oaks and Legend Oaks. Then, once you get west of 1826 is where you’ll find the more open areas.
Things to Do in Southwest Austin
Lady Bird Johnson Wildflower Center is a popular Southwest Austin attraction. Founded in 1982 by Lady Bird Johnson and Helen Hayes, The Wildflower Center has a range of activities for adults and kids. From exploring the gardens and learning about native Texas plants to having a picnic on one of the shaded picnic tables or swings to hiking to the top of the Observation Tower to catch a view of Downtown Austin, you’ll find it looks different in every season. If you love exploring nature, it might make sense to become a member so you can visit for free all year.
Barton Creek Greenbelt is another great spot for nature lovers. There are three entrances to the greenbelt, and each provides a different level hike. Most of the trail is shaded and there are spots where you can get in Barton Creek, so you can even go in the summer.
Mary Moore Searight Metropolitan Park is a 300 acre park with hiking trails, horseback riding areas, picnic areas, disc golf and BBQs. The trails are pretty and you can get into some of the side trails that meander along the creek area. For an easier walk, try the paved loop that covers a large section of the park. It’s perfect to bring your bike for a longer, trail ride where you don’t have to worry about cars. It’s also ideal for dogs as it is not super busy.
Dick Nichols District Park located under MoPac just north of Davis Lane is a 152 acre park run by the city of Austin. You’ll find playgrounds, walking trails, picnic tables, pool and sports courts. It’s a great spot if you live in the Village of Western Oaks or Legend Oaks and want to take the kids or dogs to a place where they can run around. And, if you live in a neighborhood with no community pool, you’ll find a public pool here.
