Tarlton 360 Townhomes will be a 16.24-acre, 707,414-square-foot mixed-use development near Barton Creek Square Mall. The developers are expected to break ground at the end of 2011 installing utilities and getting the site ready. The first round of residential units, 86 townhomes, is expected to break ground during the 3rd Quarter of 2012. Following the townhomes, the developers plan to build 2 more phases: 140 condominiums in Phase II and office and retail space in Phase III.

They’ve added a scenic vista, which will be open to the public, and will overlook the Barton Creek Greenbelt. The developer has also agreed to give $147,000 to the City of Austin for parkland dedication. The developer also plans to improve the existing sand filtration pond that currently removes 57% of pollutants. After its improvement, the new filtration pond should remove 90% of all pollutants before it flows to Edwards Aquifer.
